Know Your Zone

Brick's Business Zones Decide How Big a Sign Can Be

A Route 70 tenant and a Route 88 office can face different numbers. These are the limits that come up most when we quote in Brick.

One wall sign per unit

In the B-1 to B-4 and office zones each tenant gets one identification wall sign on one facade, up to 15% of that facade. It may be lit.

Projecting signs

Up to 12 square feet a side in B-1, B-2 and the office zones, but only 4 square feet a side in B-3 and B-4.

Banners on a calendar

Four times a year, 30 days at a time, with two months between permits, covering no more than 15% of the first floor facade.

Sandwich boards

Allowed in B-1 to B-3, one per business, at least 10 feet from the edge of the pavement.

A fully lit face like this cabinet works on a wall. On a Brick monument, only the letters may glow.

Monument Signs

A Brick Monument Sign Has to Look Like the Building

Every freestanding sign in Brick must be a monument, set perpendicular to the street and finished in the same materials and colors as the building it serves. It can be no taller than half the building’s lowest eave or the zone maximum, whichever is less. A low brick or stucco base is allowed and does not count toward the sign area, as long as it is not larger than the sign.

Lighting is the other detail people miss. Internal lighting may light the copy only, on an opaque background, so a monument here is usually built with routed aluminum faces and push through acrylic letters rather than a fully glowing panel. External lights must be white and aimed at the face.

What Brick Township's sign ordinance allows

Brick Township is in Ocean County. These are the rules from Brick Township's own sign ordinance that most often shape what a business can put up.

Wall signs

In the B-1 through B-4 business zones and the O-P and OPT office zones, each building or separately occupied unit gets one identification wall sign on one facade, up to 15% of that facade. For a ground-floor business in a multistory building, only the first-floor facade counts toward the calculation. The sign may be illuminated.

§ 245-314C(4)-(6)

Projecting signs

A projecting identification sign may be up to 12 square feet per side in the B-1, B-2 and office zones, but only 4 square feet per side in the B-3 and B-4 zones.

§ 245-314C(4)-(6)

Monument signs by zone

B-1 and O-P: 25 square feet per side, 10 feet high, unlit, at least 10 feet inside the property line. B-2 and OPT: 40 square feet, 12 feet high, may be lit, 10 feet from any property line. A new B-3 development: 50 square feet, 15 feet high, 15 feet back.

§ 245-314C(4)-(6)

Planned shopping centers

A planned shopping center may have one monument sign of up to 200 square feet per side and 20 feet high for every 500 feet of frontage, spaced at least 300 feet apart, set back 25 feet from property lines and 200 feet from any residential zone.

§ 245-314C(6)(c)

Monument design

Every freestanding site sign must be of monument construction, placed perpendicular to the street, and must use the materials, finishes and colors of the building it serves. Its height may not exceed half the building's lowest eave or the zone maximum, whichever is less. An architecturally distinct base does not count toward sign area, but may not be larger than the sign itself.

§ 245-314C(3)

Monument lighting

External lighting must be white and shielded to the sign face. Internal lighting is limited to the copy only, on an opaque, non-reflective background.

§ 245-314C(3)(f)

Multi-tenant directories

Buildings with three or more businesses may have one directory: either a wall directory up to 8 square feet, or a freestanding directory of up to 25 square feet with no more than 2 square feet per tenant, its information placed 30 to 60 inches above grade so it reads from a car.

§ 245-314C(4)(b), (5)(c)

Banners

A banner may be hung four times a year for up to 30 consecutive days each, never within two months of the previous permit, and covering no more than 15% of the first-floor facade. The fee is $30 for the first display in a year and $25 for each one after, and the permit must be displayed visibly while the banner is up.

§ 245-313(20)

Sandwich boards

Allowed in the B-1, B-2 and B-3 zones: portable with no posts, at least 10 feet from the edge of pavement, one per business.

§ 245-313(21)

Window signs

Temporary window signs may cover no more than 50% of the window they are on.

§ 245-314

Ordinances are amended from time to time, and zone, overlay and lease requirements all apply on top of the figures above. We confirm the current requirements with Brick Township for your specific property during the site survey.

Frequently asked questions about signs in Brick Township

How big can a business sign be in Brick Township?

In the B-1 through B-4 business zones and the O-P and OPT office zones, each building or separately occupied unit gets one identification wall sign on one facade, up to 15% of that facade. For a ground-floor business in a multistory building, only the first-floor facade counts toward the calculation. The sign may be illuminated. (§ 245-314C(4)-(6).) The exact allowance depends on the zone and the building, which we confirm during the site survey.

How long does a sign project take in Brick Township?

Fabrication time depends on the sign, but the variable that usually moves the date most is municipal approval. A flat panel or vinyl job can move quickly; an illuminated sign that needs permits and an electrical inspection takes longer. We give a schedule after the survey, once we know which approvals apply.

What kinds of signs do you make for Brick Township businesses?

Storefront and building signage, channel letters, illuminated cabinets, interior and ADA signage, wayfinding, window and wall graphics, and vehicle graphics. If you are not sure which suits the site, the survey usually settles it.

Can you replace just the face of an existing sign in Brick Township?

Often yes, when the cabinet's structure, size, location and electrical condition are still sound. Replacing a face can still count as new signage under some ordinances, so we check whether the existing sign conforms before quoting a reface.

Do you work with landlords and property managers in Brick Township?

Regularly. Lease sign criteria are often stricter than the town's rules, and both have to be cleared, so we read the criteria alongside the ordinance before a design is finalised.
