Berkeley Township, Ocean County
Gogi Signs designs and installs facade signs, awnings and shore business graphics in Berkeley Township, from the Route 9 corridor through Bayville to the bay. We check whether your property falls in the Pinelands Area before we design, because the rules change there.
Highway business signs
Facade signs and awnings sized for Route 9 traffic.
Which Rules Apply
Part of Berkeley Township lies in the state protected Pinelands Area, which adds its own sign rules on top of the base zone. The address decides which column applies.
Sizing a Route 9 Sign
A storefront 20 feet wide and 14 feet tall has a 280 square foot front wall, and 25% of that is 70 square feet. Once a wall passes 300 square feet, the 75 square foot cap takes over, so wider buildings do not get proportionally larger signs.
Shopping centers can add one freestanding center sign of up to 100 square feet. One scope note. We do not offer pylon or monument signs. Larger Berkeley Township properties are made identifiable with wall mounted building signs, channel letters, dimensional lettering, entrance graphics, directional signs and window graphics instead.
Shore Businesses
Painted or routed signs, aluminum signs and dock signs built for water and sun.
Banners, menu boards and window graphics that change with the season.
Truck lettering, van wraps and job site signs.
Office signs, plaques and lobby signs for medical and professional offices.
Free Site Survey
Send the address and a photo of the building. We will check the zone and whether the site is in the Pinelands Area, then send a design and a quote. Site surveys are free anywhere in New Jersey.

In the Highway Business zones, a business's facade sign may cover up to 25% of the front wall, but never more than 75 square feet.
§ 35-91.9One freestanding identification sign per business premises in the Highway Business zones, up to 50 square feet and 25 feet high, set back at least 15 feet from the street line.

§ 35-91.9Part of Berkeley lies in the state-protected Pinelands Area, which has its own sign rules on top of the base zone. There, no sign other than a warning or safety sign may move, rotate, flash or change its lighting, and sign materials must, as far as practical, harmonize with the Pinelands' scenic character.
§ 35-91.14Commercial billboards are not permitted in the Pinelands Area, except signs for agricultural businesses in the AP zone: no more than two in each direction on the approach road, up to 32 square feet, and at least 4 feet from the street line.
§ 35-91.14Digital display signs are governed by their own section of the sign ordinance, § 35-91.20, separate from the zone-by-zone limits.
§ 35-91.20Ordinances are amended from time to time, and zone, overlay and lease requirements all apply on top of the figures above. We confirm the current requirements with Berkeley Township for your specific property during the site survey.

In the Highway Business zones, a business's facade sign may cover up to 25% of the front wall, but never more than 75 square feet. (§ 35-91.9.) The exact allowance depends on the zone and the building, which we confirm during the site survey.
Often yes, when the cabinet's structure, size, location and electrical condition are still sound. Replacing a face can still count as new signage under some ordinances, so we check whether the existing sign conforms before quoting a reface.
Regularly. Lease sign criteria are often stricter than the town's rules, and both have to be cleared, so we read the criteria alongside the ordinance before a design is finalized.
Yes. We design, fabricate and install from our own shop in Linden rather than brokering the work out. We also help with the permit drawings and paperwork, so one company stays accountable from the survey through to the final inspection.
Fabrication time depends on the sign, but the variable that usually moves the date most is municipal approval. A flat panel or vinyl job can move quickly. An illuminated sign that needs permits and an electrical inspection takes longer. We give a schedule after the survey, once we know which approvals apply.
