Hoboken Requires Approval Before a Business Sign Goes Up
The order matters more here than the dimensions do. Much of the Central Business District sits inside the Historic District, and Historic Preservation Commission approval comes before the zoning permit.
- Permit first : Required before erecting, installing, painting, altering or relocating a sign, handled through the zoning permit process.
- Where the rules live : Section 196–31 of the Hoboken Zoning Code.
- Common categories : The City identifies wall signs, window signs and awning signs, and notes other types may be permitted subject to the ordinance.
- Historic review : Businesses in the CBD that also fall within the Historic District need HPC approval for a new sign or front-façade change before the zoning permit.
- A dedicated application : The City maintains a Historic Preservation category covering signs, awnings, repair and restoration.
- Over the sidewalk : Signs and awnings projecting over a street or sidewalk fall under the rules on projections and need municipal permission.
- Awnings specifically : Cloth or canvas awnings are allowed over sidewalks subject to permission, with stated height and projection rules for support frames.
- What the address decides : Sign type, dimensions, illumination, mounting, historic review, awning design, projection over the sidewalk, whether an existing sign can be reused, and landlord requirements.
On an older storefront the sign has to work around existing masonry, traditional storefront proportions, cornices and trim, transom windows, existing brackets, historic façade details, upper-floor windows and previous attachment points. Dimensional lettering, fabric awnings, projecting identification where approved, window lettering and carefully scaled wall signs usually sit more naturally on that architecture than an oversized sign structure.
The order is property first, fabrication second. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

The Storefront Should Still Look Like a Storefront
Hoboken businesses often have valuable street-level glass. It can carry useful information, but filling every window with graphics makes the business harder to understand from the sidewalk. We divide storefront glass into three levels:
- Business identification : The name or logo, where the window supports the primary exterior sign.
- Entry information : Hours, suite number, pickup instructions, door identification and accessibility information.
- Promotional graphics : Seasonal campaigns, product imagery, grand-opening graphics and short-term offers.
