Custom Signs Made to a Clifton Address

Clifton brings different signage needs every few miles, and Gogi Signs handles them all. A Route 3 tenant may need to meet landlord criteria before city requirements, while Botany Village storefronts must fit their neighbors. Warehouses near Route 46 may need building identification, dock numbers, and safety signage.

Size comes first. Clifton’s sign allowances are based on street frontage and zoning district, so we confirm the district before designing.

We also check which rules apply. Route 3 and Route 46 properties may have landlord standards for letter style, depth, and illumination in addition to local requirements. We design for both from the start.

From site survey and drawings to fabrication, installation, and future service, Gogi Signs keeps the entire project under one roof.

— Our Services

Clifton Sign Design, Fabrication and Installation

The survey that establishes your permitted area, the design, the build, the installation and the service call afterwards are handled on one contract.

Site Survey & Permit Drawings

We measure the frontage, check the power already at the wall and photograph the elevation before pricing anything. That survey becomes a drawing set at true scale, with the mounting detail resolved before anything is cut.

Sign Design

Materials, letter weight, illumination and how the design sits on your facade, worked out against the building rather than a template. Proofs come back at true scale on a photo of your own storefront.

Sign Fabrication

Printed, cut, welded, painted and wired to order in aluminum, acrylic, Dibond, PVC and dimensional letters. A Route 3 frontage takes sun and road spray a side street never sees, so film grade is specified for that exposure.

Sign Installation

Certified installers, licensed and insured, working the hours a center allows. We issue certificates of insurance naming your property manager and fit to the landlord’s criteria alongside the city’s.

Sign Refacing & Tenant Changeover

A new face, new graphics and often new LEDs into a cabinet that is already sound. It costs a fraction of a new build and holds the sign inside an allowance the old one satisfied.

Sign Repair & Maintenance

Failed LEDs and transformers, water in a cabinet, storm damage and boxes lit on one side. For landlords running several units we walk the whole center and quote it in one visit.

— Why Gogi Signs

Why Gogi Signs Holds a Clifton Job End to End

Twenty years of working that way is what Gogi Signs sells: a Clifton job carried from the first measurement to the last fixing without being handed to a third party. One supplier owns the result, rather than one stage of it.

Clifton clients come back for the van lettering two years on and the reface when the unit changes hands. That is the part of the record worth pointing at.

Signs Built to a Clifton Frontage

Each of these is made to one Clifton address: its width, its district allowance, its permitted projection. Nothing is ordered in and rebadged.

back lit channel letters nj

Channel Letters

Individually fabricated letters, front-lit, halo-lit or open-face, wired and inspected to code. An illuminated flat sign is allowed eleven inches here rather than six, and we build to the allowance.

Illuminated Cabinets & Refaces

Single and double-sided lit boxes, plus new faces dropped into a cabinet that is still sound. Even illumination across the whole face is what carries a name off Route 3 after dark.

commercial storefront awning nj

Awnings & Canopies

Printed and lettered awnings, and recovers over frames still worth keeping. Clifton sets awning clearance and height separately from the sign rules, so the frame is drawn to the sidewalk it covers.

commercial-building-identification

Building Identification & Wall Signs

Wall panels, address numerals and dock numbering for the M-district warehouses off Route 46. Letter height is set by the distance a driver reads it from, not by the size of the wall.

Specialty fleet graphics nj

Fleet Graphics & Van Wraps

Full wraps, partial wraps, cut lettering and fleet programs, fitted by 3M certified installers. A van running Route 46 five days a week is advertising already paid for.

Interior ADA & Wayfinding

Tactile and Braille room signs, suite numbers, directories and floor numbering, specified as one schedule rather than ordered door by door. Fitted through the office and medical buildings along Clifton Avenue and in Allwood.

— Permitting & Zoning

How Clifton Decides How Big Your Sign Can Be

Clifton regulates signs under Article IX of its zoning chapter. Your permitted area is your street frontage in feet multiplied by a factor set by your zoning district, with a smaller allowance added for a second frontage on a corner.

Sign area by district § 461–56
District Factor A 40 ft frontage allows
B-A 0.30× 12 sq ft
B-B 1.25× 50 sq ft
B-C 2.0× 80 sq ft
B-D and M-1, M-2, M-3 2.5× 100 sq ft

The same forty-foot unit carries a twelve-square-foot sign in one district and a hundred in another. We establish the district at survey stage, before any design work starts.

Who issues the permit

The Zoning Officer, not the building department, and only for signs the ordinance specifically permits.

§ 461-53A

Projection

Flat wall signs project six inches. Eleven inches where the sign is illuminated and non-flashing.

§ 461-55A–B

Ground signs

No more than twenty feet above the grade of the roadway, which sets the tenant panel stack.

§ 461-55C

Prohibited

Banners, pennants, streamers, spinners, strings of light bulbs, and flashing or rotating illumination.

§ 461-53B, D

We prepare the drawing set the city asks for — scaled elevations, dimensions, sign area against your permitted allowance, mounting detail and the electrical — and we walk you through what the Zoning Officer will look at.

The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf. The permit is issued to you by the City of Clifton, and no sign company can promise you an approval.

Where a design needs more area than the district allows, the route is an application for relief to the Zoning Board rather than an ordinary sign permit, on a different timetable. We say which of the two a design needs before anyone commits to it.

— Industries We Serve

Where Our Clifton Sign Work Comes From

A Route 3 center, a Main Avenue independent and a Route 46 warehouse each need a sign that looks nothing like the other two. These are the buyers behind most of our Clifton work.

Shopping Centers & Big Box

Clifton Commons, the Promenade Shops and the Route 3 centers. Tenant fascia signs and pylon panels, built to a landlord’s criteria as well as the city’s.

Restaurants & Food

Rutt’s Hut and the independents along Main Avenue and Botany Village. Awnings, fascia signs, menu boards and window graphics.

Warehousing & Distribution

The M-1, M-2 and M-3 districts off Route 46, where the allowance runs at 2.5× frontage. Building identification, dock numbering and fleet lettering.

Medical & Professional

Law, accounting and medical practices along Clifton Avenue. Suite signs, directories, ADA room signage and window lettering.

Neighborhood Retail & Grocery

Botany Village and Main Avenue: grocers, delis, salons and hardware. Narrow frontages sitting close together, where the district factor is low and the layout does the work.

Auto Dealers & Service Centers

Dealerships, body shops and tire centers on Route 46 and Route 3. Forecourt signage, ground signs and vehicle graphics on one job.

Corporate & Office

The office parks in Allwood and off Route 3. Lobby signs, exterior building identification and full wayfinding schedules.

Construction & Site Contractors

Job site boards, safety signage, permit and contractor identification, scaffold mesh, and van and truck lettering.

— Your Local Sign Company

A New Jersey Sign Shop Since 2005

A local supplier answers the phone when a transformer fails in February, sends the crew who read the same drawing as the person who quoted the job, and still holds your specification when the cabinet needs a new face in six years. The second sign for the same business gets quoted from a record rather than from scratch.

Get a Clifton Sign Quote

A street address and a photo of the frontage are enough to identify your zoning district, calculate the sign area Clifton allows there, and look at the wall before anything is priced.

What comes back is a figure, a date, and a plain list of what the Zoning Officer will want to see when you file. Landlord sign criteria can come with it and we will design to both at once.

— FAQs

What Clifton Owners Ask Before They Order

Clifton sets it from your frontage rather than a flat cap. Your permitted area is your frontage in feet multiplied by a factor from your zoning district — 0.30 in B-A, 1.25 in B-B, 2.0 in B-C, and 2.5 in B-D and the manufacturing districts, with a smaller allowance added for a second frontage on a corner. Forty feet in a B-C district buys 80 square feet; the same forty feet in B-A buys 12.

Price follows from the permitted area and the build. A wide unit in a B-C district carries several times the sign a narrow one in B-A can, and a flat panel, an illuminated cabinet and a set of individual letters sit at very different points per square foot. Once we have the district and the build, the quote is a figure rather than a range.

Six inches is Clifton’s limit for a flat wall sign, and eleven inches for an illuminated one. It is tighter than several neighboring towns, and a deep cabinet or a standoff mount crosses it easily. We settle mounting depth at design stage rather than at inspection.

Not as permanent signage. Clifton prohibits banners, pennants, streamers, spinners and strings of light bulbs, along with any flashing or rotating illumination. Temporary signage is treated separately and carries its own annual fee, so a seasonal promotion needs a different answer from a permanent one. We will propose something that stays up legally.

No — it stacks on top of them. In the Route 3 and Route 46 centers a tenant sign satisfies the landlord’s criteria and the ordinance at the same time, and the landlord’s document is usually the stricter of the two on letter style, depth and illumination. Send the criteria package with the address and we design to both in one pass.

Usually, and it is often the whole job. Where the cabinet and frame are sound, a reface costs a fraction of a new sign and the sign stays inside an allowance it already satisfied. Where the box is past it — corroded returns, failed retainers — we say so rather than dressing it up.

Clifton adds an allowance for a second frontage, at a lower rate than the primary one, so a corner unit carries more total area than the same unit mid-block — though not double it. Which street counts as the primary frontage changes the arithmetic, and it is usually the one your address sits on rather than the busier road. We measure both frontages at survey and set the split out on the drawing, so the Zoning Officer sees the total and how it divides.

Design and proofing move quickly. Fabrication depends on the product, and the permit runs to the city’s timetable rather than ours. We give a realistic date with the quote and name the stage most likely to move.
