Site Survey & Permit Drawings
We measure the frontage, check the power already at the wall and photograph the elevation before pricing anything. That survey becomes a drawing set at true scale, with the mounting detail resolved before anything is cut.
Sign Design
Materials, letter weight, illumination and how the design sits on your facade, worked out against the building rather than a template. Proofs come back at true scale on a photo of your own storefront.
Sign Fabrication
Printed, cut, welded, painted and wired to order in aluminum, acrylic, Dibond, PVC and dimensional letters. A Route 3 frontage takes sun and road spray a side street never sees, so film grade is specified for that exposure.
Sign Installation
Certified installers, licensed and insured, working the hours a center allows. We issue certificates of insurance naming your property manager and fit to the landlord’s criteria alongside the city’s.

Individually fabricated letters, front-lit, halo-lit or open-face, wired and inspected to code. An illuminated flat sign is allowed eleven inches here rather than six, and we build to the allowance.

Single and double-sided lit boxes, plus new faces dropped into a cabinet that is still sound. Even illumination across the whole face is what carries a name off Route 3 after dark.

Printed and lettered awnings, and recovers over frames still worth keeping. Clifton sets awning clearance and height separately from the sign rules, so the frame is drawn to the sidewalk it covers.

Wall panels, address numerals and dock numbering for the M-district warehouses off Route 46. Letter height is set by the distance a driver reads it from, not by the size of the wall.

Full wraps, partial wraps, cut lettering and fleet programs, fitted by 3M certified installers. A van running Route 46 five days a week is advertising already paid for.

Clifton regulates signs under Article IX of its zoning chapter. Your permitted area is your street frontage in feet multiplied by a factor set by your zoning district, with a smaller allowance added for a second frontage on a corner.

The same forty-foot unit carries a twelve-square-foot sign in one district and a hundred in another. We establish the district at survey stage, before any design work starts.

We prepare the drawing set the city asks for — scaled elevations, dimensions, sign area against your permitted allowance, mounting detail and the electrical — and we walk you through what the Zoning Officer will look at.
The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf. The permit is issued to you by the City of Clifton, and no sign company can promise you an approval.
Where a design needs more area than the district allows, the route is an application for relief to the Zoning Board rather than an ordinary sign permit, on a different timetable. We say which of the two a design needs before anyone commits to it.

Clifton sets it from your frontage rather than a flat cap. Your permitted area is your frontage in feet multiplied by a factor from your zoning district — 0.30 in B-A, 1.25 in B-B, 2.0 in B-C, and 2.5 in B-D and the manufacturing districts, with a smaller allowance added for a second frontage on a corner. Forty feet in a B-C district buys 80 square feet; the same forty feet in B-A buys 12.
Price follows from the permitted area and the build. A wide unit in a B-C district carries several times the sign a narrow one in B-A can, and a flat panel, an illuminated cabinet and a set of individual letters sit at very different points per square foot. Once we have the district and the build, the quote is a figure rather than a range.
Six inches is Clifton’s limit for a flat wall sign, and eleven inches for an illuminated one. It is tighter than several neighboring towns, and a deep cabinet or a standoff mount crosses it easily. We settle mounting depth at design stage rather than at inspection.
Not as permanent signage. Clifton prohibits banners, pennants, streamers, spinners and strings of light bulbs, along with any flashing or rotating illumination. Temporary signage is treated separately and carries its own annual fee, so a seasonal promotion needs a different answer from a permanent one. We will propose something that stays up legally.
No — it stacks on top of them. In the Route 3 and Route 46 centers a tenant sign satisfies the landlord’s criteria and the ordinance at the same time, and the landlord’s document is usually the stricter of the two on letter style, depth and illumination. Send the criteria package with the address and we design to both in one pass.
Usually, and it is often the whole job. Where the cabinet and frame are sound, a reface costs a fraction of a new sign and the sign stays inside an allowance it already satisfied. Where the box is past it — corroded returns, failed retainers — we say so rather than dressing it up.
Clifton adds an allowance for a second frontage, at a lower rate than the primary one, so a corner unit carries more total area than the same unit mid-block — though not double it. Which street counts as the primary frontage changes the arithmetic, and it is usually the one your address sits on rather than the busier road. We measure both frontages at survey and set the split out on the drawing, so the Zoning Officer sees the total and how it divides.
Design and proofing move quickly. Fabrication depends on the product, and the permit runs to the city’s timetable rather than ours. We give a realistic date with the quote and name the stage most likely to move.
