— Sign Company in Fair Lawn

One Borough, Several Different Sign Conditions

Fair Lawn combines neighborhood retail, professional offices, medical practices, restaurants, service businesses, mixed-use properties, industrial areas and larger commercial sites around Broadway, Route 4, River Road, Fair Lawn Avenue and the surrounding business districts.

A Broadway business needs signage that reads from moving traffic. A smaller Fair Lawn Avenue storefront depends more on close-range identification, windows and entrance graphics. An office or medical tenant needs directories, suite signs, privacy film and ADA signage after customers are already inside the property. Those are three different projects, and the Borough’s zoning map treats them as different places.

Gogi Signs has handled storefront signs, channel letters, dimensional lettering, custom awnings, window graphics, office signs, directories, ADA signage, facility identification, vehicle graphics and tenant changes throughout Fair Lawn since 2005.

— Commercial Districts

Fair Lawn Has More Than One Commercial District

The zoning map separates B-1 Restricted Business, B-2 General Business, B-3 Business, B-4 and B-5 River Road Business, Office and Business Service, industrial districts and a mixed-use planned-development district. A single sign approach does not fit all of them.

B-2 & Route 4 Frontage

Broadway and Route 4

Seen from farther away and from a moving vehicle. Stronger wall-mounted identification, channel letters, window graphics and clearly marked entrances.

Neighborhood Business

Fair Lawn Avenue

Storefronts working at closer range, where dimensional letters, awnings, window graphics, door lettering and sidewalk signs do most of the work.

B-4 & B-5

River Road Business

Retail, services, restaurants and neighborhood commercial properties, with their own River Road business districts and their own storefront conditions.

OBS

Office and Business Service

Exterior identification is one part of the project. Directories, suite signs, reception signs, privacy film and ADA signage carry more of it inside.

Industrial

Industrial Districts

Building identification, door numbers, loading-area signs, directional signs and vehicle graphics matter more here than storefront-style signage.

Route 208 Corridor

Larger Commercial Sites

Building identification, wall signs, customer entrance signs, parking and internal directional signs. A visitor crosses several sign surfaces before reaching the right door.

— Roadside Identification

Broadway Businesses Need Signs That Read From the Road

Broadway includes Route 4 frontage and other commercial properties where the customer first sees the business through a windshield. That changes the specification before it changes the design.

Fair Lawn’s commercial design standards reinforce this: sign design should complement the building’s architecture through its materials, placement, form, illumination and relationship to the façade. The sign is placed against the storefront bays, windows, entrances, architectural sign bands and neighboring tenant signs — so the largest blank area of wall is not automatically the best location.

— Sign Rules & Zoning

Fair Lawn Limits Sign Size, Quantity and Placement by District

Commercial signs are regulated through §125-41 of the Land Development Code, and the limits change with the district. What one property is allowed is not what the property across the intersection is allowed.

Before fabrication we need the exact address, zoning district, tenant frontage, building façade, existing signage, proposed sign type and dimensions, letter height, illumination, window graphics and any property-owner requirements. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

— Sidewalk Signs

Fair Lawn Allows Sandwich Boards in Business Districts

The Borough amended its sign ordinance in 2024 to permit sandwich-board sidewalk signs in business districts — a route most neighboring towns do not offer. The rules are specific:

Because the board comes in and out every day and has to look finished doing it, printed A-frame graphics on a proper frame outlast paper taped to a stand. The sidewalk sign then carries the specials, appointments, new products, sales, daily offers, event information and entry directions — and the permanent building sign stays on identification.

— How It Works

From Site Survey Through Installation

Gogi Signs has served New Jersey businesses since 2005, and handles Fair Lawn projects from the first property review through fabrication, installation and later changes.

01

Site Survey

We measure the storefront, office, commercial property, industrial building or interior area and document existing signage, windows, entrances and mounting conditions.

02

Design and Planning

Artwork is fitted to the actual property, available sign area, building architecture, materials, viewing conditions and the district requirements.

03

Fabrication and Printing

Approved projects move through fabrication, cutting, large-format printing, vinyl production, finishing and electrical assembly where applicable.

04

Installation

Our insured installation crew coordinates site access, removes existing signage where that is included, and installs the completed signs and graphics.

05

Future Service

When lighting needs repair, tenant information changes, window graphics need replacement or another sign is required, we can return to the property.

— Offices, Medical & Multi-Tenant

Office and Medical Properties Run on the Interior System

In the OBS districts the exterior sign is fixed to the front-yard façade and cannot rise above roof level, so it can only do so much. The interior system does more of the customer-guidance work: building identification, entrance signs carrying the building number and customer instructions, lobby directories, reception signs, suite signs, privacy graphics for offices, conference rooms and treatment rooms, ADA identification, and wayfinding between entrances, offices, restrooms and departments.

Medical, dental and wellness practices serve visitors who have never been to the property. A patient identifies the building, finds the entrance, locates the office, reaches reception and then reaches the correct room — five decisions, each needing a sign. Consistent terminology across all five is what keeps the sequence legible, so a department is not named one thing on the directory and another on the door.

On multi-tenant properties the same logic applies across tenants rather than across floors. A property sign family — tenant wall signs, directories, suite signs, ADA signs, window graphics, door identification, parking and directional signs, replacement tenant panels — lets a new business fit into an existing system instead of introducing another unrelated sign style.

— Industrial & Service Sites

Industrial Properties Need Identification Across the Site

Fair Lawn’s zoning map includes restricted and general industrial districts, and the ordinance permits qualifying business-type signage there with business-identification signs placed on street façades. One wall sign rarely gives a visitor enough information once they are inside a larger commercial site.

Vehicle graphics carry the same identity off the property. For companies adding vehicles over time we keep the artwork, sizing and placement on file, so the fifth van matches the first rather than being redrawn from a photograph.

— Windows & Awnings

Windows and Awnings Carry What the Wall Sign Should Not

The permanent exterior sign has to stay identifiable from a distance, which limits how much it can say. Storefront glass and awning valances are where the detail goes.

Awning graphics count as signage. We fabricate new fabric awnings, replacement fabric and new frames where required, and inspect sound existing frames for recovering — but the proposed dimensions and lettering are reviewed with the rest of the storefront package rather than ordered separately after the wall sign is already up.

— Tenant Changeover

Moving Into an Existing Fair Lawn Business Space?

What is already mounted decides how much of the project is fabrication and how much is conversion, so the existing components are surveyed before anything is quoted as a replacement.

What you may inherit

A usable cabinet may need only a new face, a sound awning frame may be recoverable, existing mounting may work with the new sign and a directory may need one tenant panel changed. Other components come out because they are damaged, outdated, unsafe or unsuitable for the incoming business.

What the changeover covers

Fair Lawn’s retail properties, office buildings, professional centers, industrial buildings and multi-tenant developments turn tenants over on a rolling basis. Where the tenant-specific pieces are individually replaceable from the outset, the next change is a panel swap that leaves the rest of the property consistent.

— Repair & Refacing

Sign Repair, Refacing and Replacement

There is a substantial amount of established commercial signage along Broadway, Fair Lawn Avenue, River Road and through the office and industrial areas. LEDs fail, sign faces fade, letters loosen, vinyl wears, awning fabric ages, electrical components fail, tenant names change and directory listings go out of date.

Gogi Signs repairs and updates commercial signs even when another company originally fabricated them. Common service work includes:

Where the existing sign remains useful, repair or refacing usually makes more sense than replacement. Where continued repair is no longer practical, we fabricate a new sign to the limits that apply at that address.

That same B-2 Broadway application identifies 36 inches as the permitted letter height for the project, with relief requested for 42-inch letters. The standard should still be checked against the specific property and zone.

The sign cannot reduce pedestrian clearance below 36 inches or the required ADA-access width, whichever is greater. It also has to sit within the business frontage, closest to the business rather than at the curb.

No. Fair Lawn requires the sign to be removed when the business closes, and prohibits attaching balloons, streamers or banners to it.

Not in the Office and Business Service districts. Permitted exterior signs go on the façade of the principal structure facing the front yard, and the top of the sign cannot extend above roof level.
