— Sign Company in Edgewater

River Road Defines the Edgewater Sign Market

Edgewater has a very different commercial profile from most Bergen County communities. River Road carries restaurants, retailers, medical offices, professional services, shopping properties, mixed-use developments and high-rise buildings along a narrow waterfront corridor facing Manhattan.

That density changes how signs have to work. The Borough’s zoning includes mixed-use districts where retail, service businesses, professional and medical offices, hotels, restaurants and residential development occupy the same property, with some mixed-use regulations requiring multifamily residential to sit above first-floor retail or service-commercial space. One building can hold street-level retail, restaurants, offices, residential entrances, shared lobbies, parking structures and several commercial tenants at once.

The storefront sign is the first part of the package, not the whole of it: the customer still has to find the correct entrance, lobby, elevator, floor and suite. Gogi Signs has handled storefront signs, channel letters, awnings, window graphics, office signs, directories, ADA signage, tenant changes and recurring commercial sign work throughout Edgewater since 2005.

— Street and Sidewalk

Edgewater Storefront Signs Work at Two Distances

River Road businesses are seen from two positions — from a vehicle moving along a busy commercial corridor, and from the sidewalk at close range. One crowded sign does not have to carry every message.

01

Primary Storefront Sign

Business name and logo, readable from the roadway and the nearby pedestrian areas.

02

Awning or Canopy

A second sign surface that defines the individual tenant entrance within a larger building.

03

Window Graphics

Hours, secondary branding, services, temporary campaigns, privacy film and close-range information.

04

Door Graphics

Suite numbers, hours, pickup information, accessibility details and other practical messages.

05

Interior Identification

Directories, reception signs, ADA signs and suite identification once the customer is inside.

Edgewater’s mixed-use design standards give this weight. The Borough calls for ground-floor commercial properties to work at human scale — windows, doors, columns, awnings, canopies and signs together — and expects multi-tenant buildings to vary storefront treatments between ground-floor tenants. The sign is placed against the storefront bays, entrances, neighboring tenant signs and upper-floor architecture, so the largest blank area of wall is not automatically the right place for it.

— Sign Rules & Permits

Edgewater Sets Sign Size From Your Storefront Width

Article XVIII of the Borough’s Land Use and Development Code sets sign provisions for the B-1, B-2, B4, MXD-1, MXD-2 and MXD-3 districts. The limits key off the frontage the individual business occupies, not the width of the building.

Accurate tenant-frontage measurements therefore come before artwork. In a multi-tenant River Road building the full building width is not the available sign width for one business.

— Awnings & Canopies

The Valance Is the Sign, Not the Whole Awning

Edgewater permits canopies, awnings and perpendicular signs to extend over pedestrian areas subject to the clearance and placement requirements above. What the awning rules change is where the graphics go: lettering belongs on the valance, at up to 75% of its width, with letters no taller than six inches on a valance no more than a foot high.

The full awning face is not available for oversized graphics, so the frame, valance depth, clearance and storefront width are worked out together. We fabricate:

Existing frames are inspected before reuse. Perpendicular signs are permitted in applicable nonresidential districts under the same clearance framework, and suit businesses close to the sidewalk or within a row of tenants — restaurants, cafés, salons, specialty retail, professional services and ground-floor offices. At walking speed a short business name or a recognizable logo reads; a dense list of services does not.

— Window Graphics

Window Graphics Within the 30% Limit

Qualifying window signs may cover up to 30% of the total window area on which they are placed. That is a workable amount of space, and it goes further when the main storefront sign is already carrying primary identification and the glass is treated as supporting surface.

Privacy film is worth settling early on the River Road properties. A glass frontage that suits a retailer can leave a medical or professional tenant needing coverage across most of the same glass, and coverage film is planned differently from display graphics.

— How It Works

From Site Survey Through Installation

Gogi Signs has served New Jersey businesses since 2005, and handles Edgewater projects from the first property review through fabrication, installation and later changes.

01

Site Survey

We measure the storefront, office, mixed-use property or interior area and document existing signs, windows, entrances, awnings and mounting conditions.

02

Design and Planning

Artwork is fitted to the actual tenant frontage, available sign area, building architecture, materials, customer approach and the district requirements.

03

Fabrication and Printing

Approved projects move through fabrication, cutting, large-format printing, vinyl production, finishing and electrical assembly where applicable.

04

Installation

Our insured installation crew coordinates site access, removes existing signage where that is included, and installs the completed signs and graphics.

05

Future Service

When a tenant changes, lighting needs repair, window graphics need replacement or an awning needs new fabric, we can return to the property.

— Mixed-Use Buildings

Mixed-Use Buildings Need Several Levels of Identification

Edgewater’s zoning supports properties where commercial space and residential development share a building, with mixed-use regulations placing multifamily residential above first-floor retail or service-commercial space. The result is a sign path rather than a single sign.

— Restaurants

Restaurants on River Road Use Several Sign Surfaces

A customer may identify the restaurant from the road, then walk through a mixed-use property or shared commercial area before reaching the correct entrance. That distance is covered by more than the main sign, and a restaurant package can include:

Outdoor dining is where the ordinance narrows things. Edgewater restricts signage inside outdoor café areas: the local code generally allows signs on awnings that comply with the Borough’s sign ordinance, rather than allowing unrelated additional signs throughout the café area. The storefront and awning package is therefore settled first, and the outdoor dining graphics are planned within it rather than added afterward.

— Permits & Zoning

Article XVIII and the Zoning District Come First

Edgewater requires a sign permit, and the application asks for applicant and property-owner information, owner consent where applicable, a scaled sign rendering, sign composition, colors, dimensions, elevation above grade, lighting, the property address, existing signs, proposed sign information and the attachment method.

A replacement sign may receive administrative approval when it stays within the permitted physical limits and complies with the current ordinance. Noncompliant signs, and certain changes connected with occupancy or ownership, may require review by the appropriate approving authority — which is why the condition of the sign already on the building matters when a new tenant takes over.

Before fabrication we need the exact address, the zoning district, the tenant frontage, the building frontage, the sign type, existing signage, awning or canopy conditions, window area, illumination, property-owner criteria, and any mixed-use or redevelopment requirements that apply. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

— Tenant Changeover

Moving Into an Existing Edgewater Commercial Space?

Very little on a River Road property arrives empty. What is already mounted decides how much of the project is fabrication and how much is conversion — so it is surveyed before anything is quoted as a replacement.

What you may inherit

An existing mounting location may work for the new sign, a sound awning frame may be recoverable, a directory may need one panel changed, and existing electrical infrastructure may support new illuminated letters. Other components come out because they are damaged, outdated or unsuitable for the new business.

What the changeover covers

Tenant changes are normal building operation on Edgewater’s mixed-use properties. Where the tenant-specific pieces are individually replaceable from the outset, the next changeover is a panel swap rather than a rebuild.

— Repair & Refacing

Sign Repair, Refacing, and Replacement

There is a substantial amount of existing commercial signage along River Road and through Edgewater’s mixed-use properties. LEDs fail, letters loosen, sign faces fade, vinyl wears, awning fabric ages, electrical components fail, tenant names change and directory listings go out of date.

Gogi Signs repairs and updates commercial signs even when another company originally fabricated them. Common service work includes:

Where the existing structure remains useful, repair or refacing usually makes more sense than complete replacement. Where continued repair is no longer practical, we fabricate new signage — and a replacement that stays within the permitted physical limits is the version most likely to clear administratively.
