Passaic County Changes From Urban to Suburban Very Quickly

The county moves from dense urban commercial districts in Paterson and Passaic to major retail corridors in Clifton and Wayne, then into office, industrial, warehouse, neighborhood business and smaller downtown environments across Totowa, Little Falls, Woodland Park, Hawthorne, Pompton Lakes and the surrounding communities.

Sixteen municipalities, and the conditions change considerably between them. A Paterson storefront is read from the sidewalk. A Route 46 business in Clifton is seen from a moving vehicle. A Wayne retailer sits behind a substantial parking area. A Totowa industrial building needs identification visible to trucks approaching through a business district. The sign is designed for how the property is actually approached, which is why one county template does not cover it.

Gogi Signs has handled storefront signs, channel letters, dimensional lettering, custom awnings, window graphics, office signs, directories, ADA signage, warehouse identification, vehicle graphics and tenant changes throughout Passaic County since 2005.

— Six Sign Markets

One County, Six Different Sign Environments

The right sign in one of these is usually the wrong sign in the next, and the difference is rarely a matter of taste.

Dense Urban

Paterson

Business districts, restaurants, neighborhood retail, professional services, industrial buildings, warehouses, healthcare and mixed-use properties, read at close range from the sidewalk.

Dense Urban

Passaic

Compact commercial corridors and neighborhood retail where customers approach from either end of the block, from across the street, from a bus stop or from nearby parking.

Regional Corridors

Clifton

Large commercial corridors, retail centers, restaurants, offices, industrial businesses, healthcare and multi-tenant properties, with more than 90,000 residents and regional business activity.

Suburban Retail

Wayne

Routes 23 and 46, shopping centers, offices, medical properties, restaurants and larger retail developments across a township of more than 54,000.

Industrial Belt

Totowa, Woodland Park & Little Falls

Industrial and warehouse properties, offices, service businesses, retail strips, professional buildings and smaller commercial centers where dock and door identification matters more than fascia.

Northern Passaic

Pompton Lakes to West Milford

Wanaque, Ringwood and the surrounding areas shift toward smaller downtowns, local service businesses, professional properties and destination-oriented commercial locations.

The County recognizes the corridors themselves as economic infrastructure: its Corridor Enhancement Program was created to support development along commercial and recreational corridors throughout all 16 municipalities, including downtown areas and the interconnected business routes between them.

— Roadside & Shopping Centers

Clifton and Wayne Need Roadside Scale

On Routes 3, 46, 21 and 23, and across shopping-center drives and large parking lots, a customer meets the business from much farther away than a Paterson sidewalk allows. Six things get specified differently as a result:

Shopping centers add a second rulebook on top of the municipal one, commonly governing letter height, sign position, logo proportions, colors, illumination, raceways, mounting and window graphics. A tenant project there covers the storefront sign, channel letters or replacement face, window graphics, door lettering, opening graphics, interior signs and removal of the previous tenant’s sign — worked from the landlord’s criteria alongside the municipality’s.

— Rules by Municipality

There Is No Single Passaic County Sign Code

Sixteen separate municipalities, each able to maintain its own zoning, sign, redevelopment, historic-review and permit requirements. The county is the service area; the municipality is the rulebook.

What those requirements can change:

Paterson adds a second layer worth knowing about. The City requires signs to comply with both its zoning requirements and the New Jersey Uniform Construction Code, and requires signs to be securely attached using appropriate structural methods rather than informal attachment. A Paterson project therefore involves the sign construction, mounting method, structural attachment and electrical conditions alongside the zoning, existing signage, storefront dimensions, awning conditions and property-owner approval.

So we start with the exact address, then design the sign around the property and the municipality. The permit application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

— How It Works

From Site Survey Through Installation

Gogi Signs has served New Jersey businesses since 2005, and handles the project from initial measurements through fabrication, installation, repair and future changes.

01

Site Survey

We measure the storefront, office, commercial building, warehouse or interior area and document the existing signage, entrances and mounting conditions.

02

Design and Planning

Artwork is fitted to the actual property, available sign area, materials, viewing conditions, construction and that municipality’s requirements.

03

Fabrication and Printing

Our insured installation crew coordinates site access, removes existing signage where that is included, and installs the completed signs and graphics.

04

Installation

Our insured installation crew coordinates site access, removes old signage where included, and installs the finished signs and graphics.

05

Future Service

When lighting needs repair, tenant information changes, graphics need replacement or another location opens, we continue from the existing project.

— Warehouse & Industrial

Industrial and Warehouse Signage Is a Major Part of This Market

Passaic County has long-established manufacturing, industrial, warehouse, distribution and service-business areas, and on those properties the main building sign is a small part of the project. The site has to be navigable by people who have never been on it before, often driving something large.

A larger site works when all of it uses one numbering system and one set of terms. Where dock and door numbering has been added in stages by different contractors, a driver ends up with two Door 3s and paperwork that names neither of them.

— Offices & Healthcare

Office and Medical Properties Need Signs Past the Entrance

The county holds medical, financial, legal, real estate and corporate businesses inside shared commercial buildings, where the exterior sign gets a visitor to the property and the interior system does the rest: building and tenant identification, lobby directories, reception signs, suite signs with room numbers and replaceable plaques, privacy film for conference rooms and healthcare spaces, ADA identification, and wayfinding connecting entrances, stairs, elevators and shared areas.

Healthcare tests that system hardest, because patients arrive at a property they have never visited. Identifying the property, finding the entrance, reaching the right floor, finding the practice and reaching the correct room are five separate signs — plus restroom identification, department signs and temporary relocation notices. All of it depends on one terminology running through the building. For property managers, replaceable tenant components are what keep the next change from touching the rest.

— Windows, Awnings & Language

What the Storefront Carries Besides the Main Sign

Windows take the supporting job: logo and secondary identification, hours, suite number and entrance details, frosted and decorative privacy film for offices, medical businesses and salons, temporary promotions, and leasing graphics for vacant spaces where property and municipal requirements allow.

Awnings stay useful across the denser districts of Paterson, Passaic, Clifton and Hawthorne — identifying a storefront and defining an entrance without turning the whole façade into signage. We manufacture them with business names, logos, custom colors, valance lettering, replacement fabric and new frames, and inspect sound frames for recovering. Because awning regulations vary by municipality, the address and dimensions are reviewed before fabrication.

A second language takes more planning than another line of text. Businesses here pair English with Spanish, Arabic, Bengali, Turkish, Korean and others, and the letter height, script proportions, line spacing, logo position, sign width, viewing distance, overall sign area and local regulations all move together. Secondary wording usually moves to the windows or the door rather than crowding the main sign until neither version reads.

— Tenant Changeover

Moving Into an Existing Passaic County Commercial Space?

On industrial property in particular, plenty of what is already installed stays useful when the occupant changes — dock numbers and directional signs describe the building, not the business in it.

What you may inherit

A usable cabinet may need only a new face, an awning frame may suit recovering, a directory may need one tenant listing changed and existing mounting may support the incoming sign. Warehouse door numbers and directional signage often remain correct even when the building changes occupants entirely.

What the changeover covers

For property managers running shopping centers, office buildings, industrial properties, mixed-use and medical buildings, we set the tenant specification once so each future change is a component order — the next tenant should not require rebuilding the property’s whole sign system.

— Repair & Refacing

Sign Repair, Refacing and Replacement Across Passaic County

The county carries a large installed base of commercial signage across older downtown buildings, highway retail, offices, industrial properties and warehouses. LEDs fail, sign faces fade, letters loosen, vinyl wears, awning fabric ages, dock numbers get damaged, electrical components fail, tenant names change and directories go out of date.

Gogi Signs repairs and updates commercial signage even when another company originally fabricated it:

Where the existing structure remains useful, repair or refacing usually makes more sense than full replacement. Where continued repair is no longer practical, we fabricate new signage to whatever that municipality allows — which is not always what the sign coming down was built to.
