A Route 23 business is viewed from a moving vehicle across several lanes. A Valley Road storefront is approached far more slowly. A shopping-center tenant sits beside several competing signs. An office building needs a much smaller exterior sign but a stronger interior system. The number that governs most Wayne storefronts is a single aggregate, and it covers more surfaces than most businesses expect.
The prohibitions are worth checking before equipment is bought rather than after. A conventional illuminated sign and an electronic display are not interchangeable products here, and a concept that depends on motion, scrolling messages or regularly changing electronic copy has to be reconsidered before fabrication starts. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

The similar-signs requirement is the useful one. Instead of every tenant installing a different-looking office plaque, the building establishes a single sign family once — dimensions, materials, lettering and replacement method — and each future tenant change becomes replacement work rather than another design project.

We work from the landlord’s criteria package while checking the Township requirements for the property, so the sign clears both rather than being approved by one and rejected by the other.

A usable cabinet may need only a new face, a directory may need only one listing changed, a sound awning frame may be recoverable, and existing mounting or electrical components may be reused where they fit the new sign and remain in suitable condition. Other parts come out because they are damaged, outdated, unsafe or incompatible with the incoming tenant.
What the changeover covers
An older commercial building rarely needs entirely new sign infrastructure when the tenant changes, which is why the existing conditions get inspected before anything is quoted as a replacement.
