— COMMERCIAL SIGNS STATEN ISLAND
Most Staten Island business owners need the same thing first: a sign that identifies the business clearly and helps customers recognize the right property or entrance. The way that sign has to work changes depending on whether the business sits on a walkable shopping street, behind a parking lot, inside a shared office property or on a larger commercial site.
New Dorp Lane and parts of the North Shore have closer storefronts and more pedestrian traffic, where dimensional lettering, awnings and window graphics can do much of the work. Richmond Avenue and Hylan Boulevard include larger retail and service properties where customers may first see the building from the road or across a parking field. West Shore businesses may need building, gate, loading and directional signs for day-to-day operations.
We start with the exact property, the main customer approach and what the business needs people to see. That gives the sign package a practical purpose before we decide on size, materials, mounting or installation.
— STATEN ISLAND COMMERCIAL PROPERTIES
Staten Island includes traditional storefronts, shopping properties, professional offices, medical practices, contractor yards and industrial sites. Each one needs a different mix of exterior identification, interior signs, graphics and field service.
Shopping Centers + Standalone Retail
Large retail sites and standalone businesses may need channel letters, wall signs, replacement sign faces, window graphics, entrance identification and directional signs sized for customers arriving by vehicle.
Neighborhood Business Districts
Closer storefronts benefit from dimensional lettering, awnings, projecting signs where permitted, window graphics, door information and tenant-change work built around the actual façade.
Medical + Professional
Medical offices, dental practices, professional buildings and shared properties often need exterior signs followed by directories, suite signs, reception logos, privacy film, ADA signs and interior direction.
Industrial + Service
Industrial, transportation, construction and service properties may need building identification, gates, loading areas, parking signs, office signs, safety identification and vehicle graphics.
— STATEN ISLAND BUSINESS DISTRICTS
The borough is not one retail strip. Its North Shore town centers, walkable neighborhood districts, auto-oriented avenues and industrial zones create very different sign conditions.
North Shore
The Bay Street Corridor plan links the mixed-use centers of St. George, Tompkinsville and Stapleton and specifically calls for support of existing businesses and new commercial development. Properties here range from traditional storefronts to mixed-use buildings, offices and newer commercial spaces.
New Dorp
NYC Small Business Services lists the New Dorp Lane BID with 21 block faces and 157 ground-floor retail businesses. The district’s smaller shops, restaurants and service businesses create a more pedestrian storefront environment than nearby Hylan Boulevard.
West Brighton
The Forest Avenue BID covers 23 block faces and 149 ground-floor retail businesses. Storefront identity, awnings, window graphics, repairs and tenant changes are common needs along this established neighborhood corridor.
Mid-Island + South Shore
City Planning has long identified both Richmond Avenue and Hylan Boulevard as major Staten Island commercial corridors with strip retail, community facilities and accessory parking. These properties often need signage that reads from farther away and across larger sites.
West Shore
The West Shore BID is an industrial and commercial district. City Planning’s district review described businesses tied to transportation, construction, auto service, storage and other industrial uses—properties where operational signs and vehicle graphics can matter as much as customer-facing branding.
South Shore
Amboy Road runs through Annadale, Eltingville, Great Kills and Bay Terrace with pockets of local retail, restaurants, banks, service businesses, auto-related uses and institutional properties. These projects are usually property-specific rather than part of one continuous downtown storefront pattern.
— RETAIL SIGNS STATEN ISLAND
Retail properties with parking in front of the building need a different sign hierarchy from a storefront that sits directly on the sidewalk. The primary building sign has to remain readable while a customer is entering the property, moving through the parking area or approaching from a nearby roadway.
Closer to the entrance, windows and doors can handle operating hours, services, promotions and customer information. Parking and directional signs can help with pickup areas, service entrances, deliveries and shared commercial sites.
— CONTRACTOR + SERVICE BUSINESS SIGNS
Staten Island has many businesses that do not depend on walk-in storefront traffic. Contractors, service companies, construction firms, maintenance businesses, delivery operations and trade companies may be seen more often on the road or at customer sites than at their own office.
For these companies, the building and the vehicles should carry the same identity. We can produce office or facility signs and maintain common artwork across vans, trucks and service vehicles as the fleet grows.
— MEDICAL + OFFICE SIGNS STATEN ISLAND
Medical, dental, wellness, legal, financial and other professional businesses often occupy shared properties rather than traditional retail storefronts. The exterior sign may identify the building or practice, but visitors still need to find the correct entrance, office, floor or suite after they arrive.
A coordinated sign package can carry the same naming system throughout the property so the customer is not forced to interpret a different format at every step.
— WEST SHORE COMMERCIAL SIGNS
The West Shore business district is different from the borough’s retail corridors. NYC records describe a district dominated by industrial and transportation uses, including construction companies, auto storage and repair, bus servicing and other commercial operations.
These properties often need signs that support daily operations. A driver may need the correct gate or loading area. A vendor may need to identify the right building or office. Employees may need parking, department and safety information across a larger site.
— TENANT CHANGES + RECURRING SIGN WORK
Many Staten Island projects start with an occupied property and existing sign infrastructure rather than an empty façade.
Incoming Tenant Sign Changes
We can remove old tenant identification, inspect usable mounting and electrical components, replace sign faces, recover awnings, remove window vinyl and install the new exterior and interior package.
Sign Repair and Refacing
Damaged letters, failed lighting, worn vinyl, aged awning fabric and outdated sign faces do not always require a complete rebuild. We can inspect the sign and determine whether repair, refacing or replacement makes more sense.
Property Manager Sign Work
Shopping centers and multi-tenant properties may need recurring tenant signs, directories, suite signs, parking signs, windows, ADA identification and removal work as occupancy changes.
Multi-Site Rollouts
For businesses with several Staten Island, NYC or New Jersey locations, we can maintain common artwork and production standards while surveying each address for its own building and installation conditions.
