The Hub
The Third Avenue and 149th Street area is a major South Bronx shopping and transportation district. Retail storefronts, restaurants, service businesses and mixed-use properties often need pedestrian-facing signs, windows, awnings and tenant-change work that can be installed without disrupting an active sidewalk.

Morris Park
Morris Park combines a neighborhood commercial corridor with one of the borough’s major healthcare employment areas. Industrial Bronx
NYC zoning identifies Hunts Point, Port Morris, Zerega and Eastchester among designated manufacturing areas in the Bronx. Hunts Point is not a retail storefront environment. Its special zoning district is built around industrial, food-related and commercial activity, and the wider Bronx manufacturing areas include warehouses, wholesalers, service companies and transportation-related businesses.
These properties often need signs that support operations as much as branding. A driver needs to find the correct entrance or loading point. A visitor needs to know which door to use. Employees and vendors may need parking, department and interior direction signs once they are on site.

We document frontage, mounting surfaces, existing signs, electrical conditions, installation height, sidewalk or loading access and equipment needs before final production dimensions are set.
COI and Insurance Requirements
Managed buildings and commercial properties may require contractor documentation before field work begins. Gogi Signs carries $4 million in liability coverage plus workers compensation and can provide COI information for qualifying projects.
Early Morning, After-Hours and Weekend Work
Busy storefronts, medical offices, occupied buildings and industrial sites may need work outside normal customer hours. We can schedule early-morning, after-hours or weekend installation when the property and crew schedule allow it.
Active-Site Coordination
Retail sidewalks, loading areas, parking lots and occupied buildings may stay active during installation. We plan equipment, staging, removal and installation around the available work area instead of treating the property like an empty job site.

NYC sign rules apply throughout the Bronx. The Department of Buildings states that a business sign generally requires a permit unless it is painted directly onto the building or is smaller than six square feet and not illuminated.
The address still matters. Sign size, projection, illumination and installation conditions can change with the zoning district, building conditions and the type of sign proposed. Existing brackets, raceways, cabinets or electrical connections also need to be checked before they are reused for a new tenant.
For replacement projects, we do not assume the old sign automatically establishes what can be installed next. We survey what is there, document the conditions and plan the new sign around the property and applicable filing requirements.

Many Bronx sign projects begin with an existing storefront, an occupied property or a sign system that needs to be changed rather than built from zero.
We can remove old tenant identification, inspect usable brackets or raceways, replace faces, recover awnings, remove window vinyl and install the new exterior and interior sign package.
Lighting failures, damaged letters, worn vinyl, aging awning fabric and outdated tenant panels do not always require a complete rebuild. We can inspect the sign and determine whether repair, refacing or replacement makes more sense.
Mixed-use and multi-tenant properties may need directories, suite signs, window standards, tenant signs, ADA identification and recurring replacement work. Replaceable components can make future tenant changes easier to manage.
