The region contains dozens of municipalities across several counties, and each can maintain its own zoning, land-use, sign, historic-preservation, redevelopment and permitting requirements.
A sign permitted in Paramus may not receive the same treatment in Jersey City. Hoboken may require historic review on a property that would not require it elsewhere. Morristown has its own sign-area and district standards. Newark, Clifton, Paterson, Montclair, Fort Lee, Hackensack and the rest each need checking separately. Depending on the municipality, the requirements can cover:
Landlord or shopping-center criteria then add another set on top, and on a managed property those are frequently the tighter of the two. The state’s own planning framework recognizes the role of municipal and county planning rather than treating northern New Jersey as one land-use jurisdiction — New Jersey adopted its current State Development and Redevelopment Plan on 17 December 2025.
Which is why we need the exact address before final production. The permit application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

A sound cabinet may need only a new face, an awning frame may be recoverable, a directory may need one tenant panel and existing mounting may be reusable. Other components come out because they are damaged, unsafe, incompatible with the new branding — or no longer permitted for the proposed use, which is worth checking rather than assuming.
