A storefront on Main Street, a restaurant in Iselin, a commercial building along Route 1 and a warehouse in Keasbey can all need very different signage — and they are all Woodbridge.
The Township identifies ten sections, with retail, office, industrial, transportation, service and residential uses spread among them. Downtown Woodbridge has the traditional mix of Main Street shops, restaurants, professional offices, the train station and newer mixed-use development. Route 1 is something else entirely: Township planning documents describe it as a major regional commercial corridor containing commercial, vehicle-related and industrial uses, with redevelopment ongoing throughout.
A pedestrian-facing Main Street storefront benefits from strong fascia identification, window lettering and an awning. A larger Route 1 building needs lettering sized around greater viewing distances. A warehouse cares about building identification, dock numbers, entrances, deliveries and vehicle movement rather than decorative storefront graphics. We build around those conditions rather than treating every Woodbridge address the same way.

Woodbridge regulates signs under Section 150-77 of its Land Use and Development Ordinance, and it was amended as recently as 4 August 2026. Anything specified against an older copy is worth re-checking before it goes into production.
Because the 10% figure covers the front façade and the exposed sides draw on the same total, a building with two visible elevations does not get two full allowances. The address comes before the sign size: the zone, building, façade, tenant space, existing signs, illumination, landlord requirements and proposed mounting all bear on the final dimensions. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.
— Awnings
Woodbridge’s awning rules are specific enough that the storefront has to be measured before anything is drawn. The awning may not extend more than six inches beyond either side of the window or doorway it serves, may not exceed three feet in height, and its lettering may be no taller than twelve inches and no wider than 75% of the awning width.
Those four numbers interact. The six-inch rule ties the awning’s width to the opening beneath it rather than to the storefront, and the 75% figure then ties the lettering to that width — so a narrow doorway produces a narrow awning and a correspondingly short line of copy. A business name that fits comfortably on a wide shopfront may not fit above a single entrance door at all.

A new business name does not automatically mean every existing sign component has to be discarded. Our first question is whether any of it is worth keeping.
Where the components are damaged, unsafe, incorrectly sized or incompatible with the new design, removal and replacement is the better answer — and worth checking against the amended ordinance rather than against whatever was approved for the previous tenant.

The Township requires signs to be maintained in safe condition and good repair. The ordinance states that unsafe signs must be repaired, made safe or removed, and contains provisions addressing signs left without proper maintenance for extended periods — so a failing sign here is a compliance matter as well as an appearance one. Where repair remains practical we quote the repair; where the sign has reached the end of its useful life we say so rather than continuing to put money into failing components.
