Neptune Gives Wall Signs a Two-Part Formula

The wall-sign rule takes whichever of two figures is smaller, so a wide wall does not automatically produce a large sign. The rest of the code is equally specific.

Accurate frontage measurement is what makes the wall-sign formula work: a thirty-foot tenant wall and a sixty-foot tenant wall do not receive the same sign, and past 32 feet of wall the 48-square-foot cap starts governing instead of the per-foot figure. Width, sign area, building scale and viewing distance all have to resolve together. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

Rear Parking May Earn You a Second Building Sign

This provision is worth knowing before the storefront package is priced, because it is an allowance rather than a restriction. Neptune’s code lets some businesses use a secondary wall-mounted sign where a side or rear façade fronts a parking lot or a secondary street frontage, generally limited to 50% of the area of the primary building sign.

That covers a familiar situation: customer parking behind the building, a secondary public entrance, two street frontages, or a side-facing customer approach. Where most of the traffic arrives at the back door, a sign on the front elevation alone is identifying the business to people who have already found it.

The property layout still has to be checked, because the rule does not apply in every parking configuration — and the 50% figure keys off the primary sign, so the two get designed together rather than the second being added later at whatever size is left over.

Neptune’s latest Master Plan reexamination identifies the Route 66 Redevelopment Area at Route 66 and Green Grove Road. The redevelopment plan calls for highway commercial development along the Route 66 corridor and warehouse and distribution uses along Green Grove Road — two different kinds of building on two legs of the same intersection.

That makes the area relevant to sign projects covering larger commercial buildings, retail tenants, warehouse identification, distribution facilities, shipping and receiving, parking and directional signage, interior facility signs, and vehicle and fleet graphics.

A storefront sign and a warehouse sign are not versions of the same product. One is read by a customer deciding whether to pull in; the other is read by a driver who already has a delivery address and needs to find Door 7. The customer approach and the property layout are different, and so is everything downstream of them.

One Sign at the Front Entrance Is Not Enough

Neptune’s industrial and redevelopment areas produce sign projects where the building has to be navigable, not just identified:

These work when they share one numbering, color and terminology system across the whole site. Where numbering has been added in stages, a driver ends up with a delivery note naming a door the building does not — and vehicle graphics then carry the same identity away from the property.

— Awnings

The Valance Is the Sign, and It Has Two Dimensions to Respect

Neptune treats awning identification separately from wall signs, and the limits are precise enough to settle the design early. Up to two awning signs are allowed, with lettering or image height limited to 10 inches and the signage sited on the valance rather than the awning face.

The horizontal dimension is capped at 15 feet or 60% of the occupied awning length, whichever is less — so on a 20-foot awning the 60% figure governs at 12 feet, while on a 30-foot awning the 15-foot cap takes over. The bottom of the awning also has to sit at least eight feet above ground, with limits on how far it may project from the building.

The practical consequence is that the full fabric canopy is not available as a sign face, and awning graphics get planned as part of the structure rather than applied to it afterward. We manufacture custom fabric awnings with business names, logos, custom colors, valance lettering, replacement covers and new frames where required, and inspect sound existing frames for recovering.

Inside a Medical or Office Building, the Directory Does the Work

Neptune has healthcare and professional businesses operating inside larger office and medical properties, where the exterior sign identifies the building and nothing more. Visitors still have to find the correct office.

The code helps here: it separately recognizes directory nameplates at up to 12 square feet, with additional placement restrictions — a real allowance for a real problem. A coordinated package runs from building-mounted signs and tenant identification through lobby directories with tenant names, floors and suite information, reception signs, suite signs with room numbers and department identification, privacy graphics for offices, conference rooms and treatment rooms, ADA tactile and Braille identification, and wayfinding connecting entrances, elevators, offices, departments and shared spaces.

Twelve square feet divides well when it is planned to. We build directories with individually replaceable tenant components, so one office move does not require an entirely new directory — and keeping the whole set under one sign family is what makes future tenant changes small.
