Which rules apply depends on the address. Article XXV sets the township-wide baseline, and the Main Street village and shopping-center landlords add their own layers on top of it.

The general provisions apply in every district: signs must relate to the premises, anything not specifically permitted is prohibited, freestanding signs stay at least 20 feet from lot lines and no taller than 20 feet, and sign area is measured to include frames, moldings, and supports.

The transit village follows a detailed sign chart under § 205-76.1X — fascia wall signs at 1.5 square feet per lineal foot of tenant frontage (75 SF maximum), one projecting blade sign per frontage (10 SF maximum), plus awning, plaque, and window/door types. A product suited to a Route 1 building may be wrong for a village storefront.

Most centers along Route 1, Route 130, and Milltown Road publish their own sign criteria: permitted letter types, colors, illumination, cabinet construction, even pylon tenant-panel layouts. A design the township would approve can still be rejected by the landlord — so criteria get confirmed before fabrication.
