At 40 mph, a sign gets roughly two seconds of attention. That makes letter height, stroke weight, contrast, and simple messaging more important than fitting in extra words.
Edison also has different sign allowances for wall and freestanding signs. Wall signs use the larger of two measurements, while freestanding signs are tied to frontage and the smaller measurement.
Raritan Center and nearby industrial parks have different needs: building identification, dock and door numbers, tenant directories, and signs that can be updated as businesses change. Installation often requires lifts and scheduling around operating hours.

Aluminum cabinets with printed or routed acrylic faces, lit evenly by LED rather than blotchily by whatever was in the last one. Single or double sided, and built so one face swaps without touching the frame.

Each letter fabricated as its own can. Front-lit letters carry furthest across a parking lot; reverse-lit halo letters look considerably more expensive and suit an office or medical frontage.

Edison runs two allowances that pull in opposite directions, and knowing which one applies changes the sign you can build. The wall sign takes whichever measurement is larger. The freestanding sign takes whichever is smaller.

The frontage test only stops biting above 375 feet, so most single-tenant sites on Route 1 and Route 27 land well under the headline seventy-five square feet. Shopping centers are treated separately and far more generously: one sign per main driveway entrance, up to 250 square feet and 25 feet high, again capped by the same frontage ratio.
Industrial and research addresses invert the usual pattern. A freestanding sign in the light industrial and research zones may carry a much larger face than a commercial one but must sit lower to the ground, and attached signs follow the commercial rule. Roof signs are prohibited township-wide, as are off-premises signs outside the narrow billboard provisions added in 2024, which apply only in the light industrial zone.
A zoning permit comes first, and Edison’s own sign information sheet asks for the survey, elevations with area calculations, the setback to the nearest property line, the height of the principal building and the method of illumination. A construction permit follows, with an electrical component for anything lit. Producing those drawings and calculations is our part of it.
The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf. The permit is issued to you by the Township of Edison, and no sign company can promise you an approval.

A rough working rule is an inch of letter height for every ten feet of viewing distance, and more where traffic is fast or the background is busy. At two hundred feet that is twenty-inch letters as a floor, not a ceiling. Contrast matters as much as size, and cutting the copy back to a name and a category usually buys more legibility than making the sign bigger.
Yes, and a lot of the pylon work here is exactly that. Failed LEDs and ballasts, water sitting in a cabinet, cracked or yellowed faces, storm and vehicle damage. Where the structure and cabinet are sound, a reface and a relamp costs a fraction of a replacement and goes in without new footings.
