In the C and C-R districts the zoning code permits business signs, directional and traffic-control signs, directory signs, flat signs and ground signs — and sets the allowance from the façade width rather than the tenant’s.

What the changeover covers
Because the allowance keys off the building façade, a narrow Main Avenue tenant and a broad commercial building do not get the same sign proportions — and the calculation is only the starting point. The sign is then scaled around the tenant frontage, the façade, viewing distance, neighboring signs, customer approach and the available mounting area. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

Passaic places additional limits on signs inside areas designated and approved for redevelopment or urban renewal. In those areas the ordinance prohibits:
Qualifying façade and business signage remains permitted under the applicable rules, so the storefront still gets identified — but a projecting sign that would be a reasonable answer two blocks away is simply off the table inside the boundary.
That matters more here than it would in most cities, because the zoning framework includes dedicated redevelopment districts, among them the Main Avenue Redevelopment Area — which covers a substantial share of exactly the storefronts most likely to want a projecting sign. — Awnings
Passaic’s zoning definitions treat an awning carrying lettering, logos, symbols, numbers, images or illumination as an awning sign. Its graphics therefore get planned with the rest of the storefront signage rather than ordered separately once the wall sign is up.
The city also requires awnings and marquees to remain in good repair — structural components and fabric surfaces both — and requires excessive weathering, tearing, holes or other deterioration to be corrected. That makes fabric selection and frame condition part of the specification, not an afterthought: an awning is the one element on a storefront that visibly ages on a schedule.
We manufacture custom fabric awnings with business names, logos, custom colors, valance lettering, replacement fabric and new frames where required, and inspect existing frames to determine whether recovering makes sense before quoting a rebuild.

One scope note, stated plainly: Passaic’s code recognizes ground signs as a regulated sign type, but Gogi Signs does not offer pylon or monument signs. Our work on larger properties is building-mounted and site signage — wall signs, channel letters, dimensional lettering, door and bay numbers, shipping and receiving signs, parking and directional signage, directories, window graphics and interior facility signs. A large commercial or industrial property can be identified and navigated perfectly well without freestanding signage at the center of the project, and vehicle graphics then carry the same identity beyond it.

Incoming tenants inherit sign infrastructure, and in a dense streetscape the existing mounting is often the most valuable part of it — every façade penetration avoided is one less repair on an old building.

The property-maintenance code requires permanent signs visible to the public to stay in good condition. Signs that become excessively faded, weathered, peeled or cracked have to be repaired or removed, and broken electrical signs the same — so a failing sign is a code matter here, not just an appearance one.
