Paterson, Clifton, Wayne & Beyond
Sign Company in Passaic County
The county moves fast from city to suburb. Paterson and Passaic have dense city business districts. Clifton and Wayne have major retail roads. Then come offices, plants, warehouses, local shops and small downtowns in Totowa, Little Falls, Woodland Park, Hawthorne, Pompton Lakes and nearby towns.
There are sixteen towns, and conditions change a lot between them. A Paterson storefront is read from the sidewalk. A Route 46 business in Clifton is seen from a moving car. A Wayne store sits behind a big parking lot. A Totowa industrial building needs a sign that trucks can see as they come through a business district. We design each sign for how people really reach the property. That is why one county template does not work.
Since 2005, Gogi Signs has made signs all over Passaic County. That includes storefront signs, channel letters, dimensional lettering, custom awnings and window graphics. It also includes office signs, directories, ADA signs, warehouse signs, vehicle graphics and tenant changes.
Six Sign Markets
The right sign in one of these places is often the wrong sign in the next. The reason is rarely taste.
Dense Urban
Paterson
Business districts, restaurants, local shops, offices, plants, warehouses, health care and mixed-use buildings. People read signs up close from the sidewalk.
Dense Urban
Passaic
Small business streets and local shops. Customers come from either end of the block, from across the street, from a bus stop or from nearby parking.
Regional Corridors
Clifton
Big business roads, retail centers, restaurants, offices, industrial firms, health care and multi-tenant buildings. The city has more than 90,000 residents and draws business from the whole region.
Suburban Retail
Wayne
Routes 23 and 46, shopping centers, offices, medical buildings, restaurants and large retail sites. The township has more than 54,000 residents.
Industrial Belt
Totowa, Woodland Park & Little Falls
Industrial and warehouse buildings, offices, service firms, retail strips and small business centers. Here, dock and door numbers matter more than the main sign.
Northern Passaic
Pompton Lakes to West Milford
In Wanaque, Ringwood and nearby areas, you find smaller downtowns, local service firms, offices and places people drive to on purpose.
The County treats these business roads as part of its economy. It created its Corridor Enhancement Program to support growth along business and recreation corridors in all 16 towns. That includes the downtowns and the business routes that link them.
Roadside & Shopping Centers
On Routes 3, 46, 21 and 23, customers see a business from much farther away than on a Paterson sidewalk. The same is true in shopping center drives and big parking lots. So we plan six things differently:
Shopping centers add their own sign rules on top of the town’s rules. These often cover letter height, sign position, logo size, colors, lighting, raceways, mounting and window graphics. A tenant job there covers the storefront sign, channel letters or a new face, and window graphics. It also covers door lettering, opening graphics, indoor signs and removing the old tenant’s sign. We work from the landlord’s rules and the town’s rules together.
Rules by Municipality
There are sixteen separate towns. Each one can set its own zoning, sign, redevelopment, historic review and permit rules. The county is the service area. The town sets the rules.
What those rules can change:
Paterson adds a second layer worth knowing about. The City says signs must meet both its zoning rules and the New Jersey Uniform Construction Code. Signs must also be firmly attached with proper structural methods, not makeshift ones. So a Paterson job covers how the sign is built, mounted, attached and wired. It also covers the zoning, existing signs, storefront size, awning conditions and the owner’s approval.
So we start with the exact address. Then we design the sign around the property and the town. You or your landlord file the permit application. We help with drawings and paperwork, but we do not file permits for you.

How It Works
Gogi Signs has served New Jersey businesses since 2005. We handle the job from the first measurements through building, install, repair and future changes.
01
Site Survey
We measure the storefront, office, building, warehouse or indoor space. We note the existing signs, entrances and mounting conditions.
02
Design and Planning
We fit the artwork to your property, the sign area, the materials and how people will see it. We also follow how the building is made and the town’s rules.
03
Fabrication and Printing
Once you approve the design, we build and print it in our own shop.
04
Installation
Our insured install crew sets up site access. They take down old signs when that is part of the job, then install the new signs and graphics.
05
Future Service
Later, lights may need repair, tenant details may change or graphics may need replacing. You may open another location. We pick up from the same project.
Warehouse & Industrial
Passaic County has long had factories, industrial sites, warehouses, distribution centers and service businesses. On those properties, the main building sign is a small part of the job. People who have never been there must find their way around, often in a large truck.
A large site works when every sign uses one numbering system and one set of names. Sometimes different contractors added dock and door numbers at different times. Then a driver finds two Door 3s, and the paperwork names neither of them.
Offices & Healthcare
The county has medical, finance, legal, real estate and corporate offices in shared buildings. The outside sign gets a visitor to the property. The signs inside do the rest. That means building and tenant signs, lobby directories and reception signs. It means suite signs with room numbers and plaques you can swap out. It also means privacy film for meeting rooms and health care spaces, ADA signs, and wayfinding that links entrances, stairs, elevators and shared areas.
Health care tests this system the hardest, because patients arrive at a place they have never been. They must find the property, the entrance, the right floor, the practice and the right room. That takes five separate signs. Add restroom signs, department signs and notices when a practice moves. All of it depends on using the same names all through the building. For property managers, parts you can swap out keep the next tenant change from touching the rest.
Windows, Awnings & Language
Windows do the supporting job. They carry the logo and other branding, hours, suite number and entrance details. They can hold frosted and decorative privacy film for offices, medical practices and salons. They also carry short term promos, and leasing graphics for empty spaces where property and town rules allow.
Awnings still work well in the busy districts of Paterson, Passaic, Clifton and Hawthorne. An awning marks the storefront and the entrance without covering the whole front in signs. We make them with business names, logos, custom colors, valance lettering, new fabric and new frames. We also check sound frames for new fabric. Awning rules vary by town, so we check the address and size before we build.
A second language takes more planning than one more line of text. Businesses here pair English with Spanish, Arabic, Bengali, Turkish, Korean and other languages. Letter height, script size, line spacing, logo position and sign width all change together. So do viewing distance, total sign area and local rules. The second language usually goes on the windows or the door. Crowding it onto the main sign can leave neither version easy to read.

Tenant Changeover
On industrial property most of all, much of what is already installed stays useful when the tenant changes. Dock numbers and direction signs describe the building, not the business inside it.
What you may inherit
A good cabinet may need only a new face. An awning frame may take new fabric. A directory may need just one tenant listing changed, and existing mounts may hold the new sign. Warehouse door numbers and direction signs are often still correct, even when the whole building gets a new tenant.
What the changeover covers
Some property managers run shopping centers, office buildings, industrial sites, mixed-use buildings or medical buildings. For them, we set the tenant sign spec once. Each future change is then just a parts order. The next tenant should not mean rebuilding the whole sign system.
Repair & Refacing
The county has a lot of older business signs on downtown buildings, highway retail, offices, industrial sites and warehouses. LEDs fail, sign faces fade and letters come loose. Vinyl wears, awning fabric ages and dock numbers get damaged. Electrical parts fail, tenant names change and directories go out of date.
Gogi Signs repairs and updates business signs, even when another company built them:
If the old sign is still sound, a repair or a new face usually makes more sense than a full replacement. When repair is no longer practical, we build a new sign. We build it to what the town allows today, which is not always what the old sign was built to.
Serving Passaic County
Gogi Signs serves business properties in all 16 Passaic County towns:
The County runs business corridor programs to support redevelopment and business in these towns. They reach from the busy downtowns to the business routes that link them.
Some businesses work in several Passaic County towns. Think of a health care group in Clifton and Wayne, a retailer in Paterson and Passaic, or a service company with a Totowa office and vehicles working countywide. Our New Jersey shop can be your one source for building and installing signs. Each property still gets handled to its own town and site rules.
