The Borough’s own code identifies Broad Avenue as the major business area in the community, and notes that commercial and residential properties sit very close to one another throughout the Borough.
That produces a different sign environment from Paramus or Wayne. Businesses along Broad Avenue sit close to the sidewalk, beside neighboring storefronts, below apartments or offices, near residential streets and within mixed-use buildings, along a corridor carrying both pedestrians and local traffic. Sign size alone does not create visibility there — placement, letter proportions, storefront width, windows, awnings and customer approach do.

Ordinance 2025-27 modified Article V of the zoning code to create more uniform standards for nonresidential signage. Anything specified against the previous rules should be checked again before it is fabricated.
A sign application asks for the property address, applicant and owner information, owner consent where required, a scaled rendering, dimensions, colors, composition, elevation from grade, lighting, existing signs, proposed sign information and the attachment method. Because two separate caps govern wall-sign area, a business occupying part of a multi-tenant building cannot calculate its sign from the width of the whole property. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.
— Color Limits
The 2025 ordinance restricts most signs to no more than two colors — and that count includes the background, the frame and any decorative elements, not just the lettering. Black and white are treated as colors, although either black or white may be used as an additional third color where it functions as part of the sign treatment.
For a branded storefront this is a real constraint rather than a formality. A logo built around four or five colors has to be adapted for the exterior sign, which means deciding early which two carry the identity at storefront scale and how the logo reads when it is reduced to them.
The wider brand palette does not disappear — it moves. Window graphics, interior signs, printed materials, vehicle graphics and other permitted applications can carry the full color scheme, so the exterior sign stays compliant while the rest of the identity stays intact. What does not work is designing the storefront sign first and discovering the limit at permit stage.

Palisades Park allows illuminated signage subject to specific restrictions, and they shape the fixture as much as the face. Artificial sign illumination is generally prohibited after 11:00 p.m. or before 7:00 a.m. unless the premises are occupied and attended.
The shielding rule carries extra weight here because commercial and residential properties sit so close together. Light direction, mounting height, the neighboring residences, the sign face, the building position and the existing exterior lighting are all worked out at the design stage — a properly built illuminated sign identifies the business without relying on flashing or building-outline lighting to do it.

— Bilingual Signage
Palisades Park has one of the best-known Korean commercial districts in New Jersey, with Korean-language businesses concentrated along Broad Avenue and a long-established Korean business community. A storefront here may need English business identification, Korean business identification, a bilingual logo, Korean service information and English hours or customer instructions.
Fitting two full versions of everything onto the main sign reduces both to letter heights that read from neither the sidewalk nor the street. Four decisions settle the layout instead:
That last one is where bilingual layouts most often come apart. A two-language sign has more elements competing for separation, and only two colors to separate them with — so the hierarchy has to come from size, weight and spacing rather than from adding another color.

— Tenant Changeover
A large sign left by the previous business is not evidence that the same dimensions are still available. Legally existing nonconforming signs may remain and be maintained — but one associated with a change in occupancy or ownership requires review by the appropriate approving authority.
A usable cabinet may need only a new face, an awning frame may suit recovering, existing electrical may support new signage and a directory may need one tenant panel replaced. Other components come out because they are damaged, outdated or incompatible with current sign requirements.
What the changeover covers

The Borough requires signs to remain safe and secure. The current ordinance allows the Zoning Officer to order repair, alteration or removal of unsafe signs, and permits immediate removal where a sign creates a direct hazard to people or property — which makes deferred maintenance a compliance question, not only a cosmetic one.
