In an Old Bridge Center, Your Sign Has to Match Your Neighbors

Old Bridge gives each storefront one facia sign of up to 15% of its facade, and it may be internally lit. Corner and end units can add a second sign on the side wall. The rule that surprises new tenants is uniformity: similar stores in the same center must use signs of the same size and dimensions. Your colors and your logo can be your own, but the box they sit in is set by the center.

Before we design, we measure the neighboring signs and read the landlord’s sign criteria. A 20 foot wide, 14 foot tall storefront facade allows about 42 square feet, and the center’s existing pattern decides how that is shaped.

What Old Bridge Prohibits, and What We Suggest Instead

Exposed neon

Neon must be encased in plexiglass. We build LED letters or enclosed neon instead.

Fast scrolling messages

A message that changes must hold for at least a minute. Plan a changeable copy sign around that.

Banners and pennants

Only a grand opening banner of up to 30 days. Use window graphics for longer promotions.

Painted wall signs and roof signs

Use a mounted panel or letters on the facia instead.

How We Mount Signs to Masonry in Old Bridge

Old Bridge spells out how a sign is fixed to masonry: drilled holes with non rusting expansion hardware, and no wood or fiber plugs. Our installers follow that on every brick and block wall, which also keeps the sign tight through winter freeze and thaw.

A sign in a language other than English is allowed, but the proprietor must give the Zoning Officer a sworn affidavit with the English translation. We remind you of it when the design is approved so it goes in with the permit.

What Old Bridge Township's sign ordinance allows

Frequently asked questions about signs in Old Bridge Township

How big can a business sign be in Old Bridge Township?

Each storefront gets one facia sign, which may be internally illuminated, of up to 15% of the storefront facade. End and corner stores may add a second sign on the side elevation, also up to 15% of that secondary frontage. Similar stores in the same center must use signs of the same size and dimensions, though color and content may differ. (§ 250-52D(1).) The exact allowance depends on the zone and the building, which we confirm during the site survey.

Can you replace just the face of an existing sign in Old Bridge Township?

Often yes, when the cabinet's structure, size, location and electrical condition are still sound. Replacing a face can still count as new signage under some ordinances, so we check whether the existing sign conforms before quoting a reface.

Do you work with landlords and property managers in Old Bridge Township?

Regularly. Lease sign criteria are often stricter than the town's rules, and both have to be cleared, so we read the criteria alongside the ordinance before a design is finalised.

Do you fabricate the signs you install in Old Bridge Township?

Yes. We design, fabricate, permit and install from our own shop in Linden rather than brokering the work out, so one company stays accountable from the survey through to the final inspection.

How long does a sign project take in Old Bridge Township?

Fabrication time depends on the sign, but the variable that usually moves the date most is municipal approval. A flat panel or vinyl job can move quickly; an illuminated sign that needs permits and an electrical inspection takes longer. We give a schedule after the survey, once we know which approvals apply.
