— The Green Exception
The Green is one of the most recognizable parts of downtown, and the properties around it do not have the same sign options as every other commercial block.
Morristown’s current sign ordinance permits projecting signs in the TC Town Center district, but specifically prohibits projecting signs on properties facing the Morristown Green. A business one block away may use a projecting sign where its district allows it, while a storefront facing the Green relies more heavily on wall signage, dimensional letters, window identification, custom awnings, door graphics and interior identification.
This is the cleanest reason the address comes before the design. Two businesses both accurately described as “downtown Morristown” can have different options depending on the zoning district and the exact frontage — and a projecting sign is fabricated hardware, not something that can be re-specified after it is built.
— Sign Area Limits
The ordinance here is more specific than a generic check-with-zoning paragraph. Three separate limits apply at once, and the sign has to satisfy all of them.
Because three limits stack, usable sign area is not whatever space appears free above the storefront — a wide façade can still be capped by the 40-square-foot frontage limit, and a narrow one by the 15% calculation. The exact address, zoning district, frontage, building face, tenant area, proposed sign type, mounting position and existing signage all get reviewed before fabrication. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.
— Awnings
Awnings work particularly well for restaurants, cafés, boutiques, salons, professional services and storefront entrances, identifying the business while defining the individual storefront bay. Morristown permits awning signage in several commercial districts including MX-1, MX-2, TC and H.
One rule shapes the build. The ordinance prohibits fully backlit translucent awnings, although the lettering itself may be translucent where the remaining awning material is opaque. That is a meaningful distinction rather than a technicality: an awning that glows as a panel is not permitted, while an opaque awning whose letters read as lit is. The fabric and the lighting therefore get specified together, not chosen in sequence.

— Historic Buildings
Morristown holds a large stock of older commercial buildings, and the ordinance protects what makes them worth looking at — a wall sign may not cover windows or interrupt friezes, string courses or other decorative details. On those façades, the sign has to find the space the building already offers rather than take space from it.

On older downtown buildings the existing brackets and mounting points are worth more than the signs on them — a façade that already carries an approved projecting-sign bracket is not a façade you want to drill again.
What you may inherit
A suitable bracket may support new identification, a directory may need only one tenant listing changed, a sound awning frame may accept new fabric, and existing mounting may work with the new exterior sign. Other components are damaged, unsafe, incorrectly sized or incompatible with the incoming business.

Morristown generally permits one sign per 75 feet of street frontage. Total signage is limited to 40 square feet per street front and cannot exceed 15% of the ground-floor building face the sign fronts on — all three apply together.
