One County, Several Very Different Sign Markets

Monmouth County stretches from the Route 9 commercial corridors and professional centers around Freehold to downtowns like Red Bank, shore communities like Asbury Park and Long Branch, medical and office properties, restaurants, hotels, retail centers, industrial businesses and seasonal destinations along the coast.

Western Monmouth has grown around the Route 9 corridor — Freehold, Manalapan, Marlboro, Howell, Englishtown and the surrounding communities. The County describes it as one of its fastest-developing regions, with Route 9 functioning as both a commuter corridor and a suburban commercial main street. Closer to the coast the environment changes completely: Asbury Park, Long Branch, Red Bank, Belmar and the other shore communities combine restaurants, hospitality, retail, entertainment, services, offices and seasonal visitor traffic.

A sign package built for a Route 9 commercial tenant should not be copied onto an Asbury Park storefront. The property determines the signage — and Gogi Signs has been building for both ends of that range since 2005.

— Rules by Municipality

Monmouth County Has No Single Sign Ordinance

The County’s official municipal directory runs to dozens of separate municipalities, and each can maintain its own zoning, sign, historic-preservation, redevelopment and permitting standards.

What those requirements can change:

Property owners and shopping centers then add their own criteria on top. One detail worth knowing here: Freehold Borough and Freehold Township are separate municipalities, so a Freehold address is not automatically one set of rules. The County is also beginning a new Comprehensive Master Plan — its 2026 Existing Conditions Report was accepted by the Planning Board in July 2026 and is examining economic, demographic, transportation, infrastructure, housing and land-use conditions countywide.

So the exact address comes before the final sign design. The permit application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

Coastal and Traditional Downtowns Work at Pedestrian Scale

A customer sees a restaurant from across the street, approaches along the sidewalk and finally reads the window or the door at the entrance. That gives a storefront several useful positions — a fascia or wall sign, channel letters, a blade sign where eligible, an awning, window lettering and door identification — and several clear surfaces usually work better than asking one façade sign to carry every message.

These are also the county’s older buildings, so signage there works around masonry, traditional storefront proportions, architectural trim, transom windows, existing brackets, awning locations, historic review, redevelopment standards and shared entrances.
