Linden combines a traditional downtown, neighborhood retail, professional offices, restaurants, healthcare, Route 1 & 9 commercial properties, industrial businesses, warehouses, transportation-related uses and redevelopment areas spread across several very different parts of the city. That mix makes it one of the more varied sign markets in Union County.
A downtown storefront works at pedestrian distance. A highway commercial property is first seen from a moving vehicle. An industrial site needs identification spread across a much larger footprint. Since 2005 our New Jersey team has handled all of it, and our shop is in Linden.

— Wall Sign Limits
The current sign code permits attached business signs in the C-1, C-2 and ROC business districts, and the size follows the building rather than the logo.
Because the allowance is 30 square feet or 10% of the front, whichever is greater, the building measurement decides which number applies — and a twenty-foot downtown tenant and a broad Route 1 elevation do not get the same sign simply because the logo is the same. Chapter 31 also carries separate provisions for C-1A commercial and LI-B light industrial districts, Special Improvement District signs, C-1B commercial properties, drive-through restaurant signs, and gas-station and convenience-store canopy signs. The municipal code shows several zoning amendments adopted in 2026, so the current district should be checked rather than an older sign schedule. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.
— Wood Avenue
Wood Avenue remains the heart of Linden’s traditional downtown. The Master Plan describes the central business district as extending along Wood Avenue, and notes continued redevelopment around the train station and the surrounding commercial area.
Businesses there are seen by pedestrians, rail commuters, local traffic, nearby residents, customers arriving from municipal parking and people approaching along the block from neighboring storefronts. That makes several surfaces useful at once, each carrying a different part of the message instead of repeating the same information everywhere:
— A-Frames & Awnings
Linden’s general sign standards recognize exceptions allowing projecting signs in certain downtown and station-area districts, and awnings or marquees in downtown or central-business districts to extend over a public sidewalk when the applicable rules are met. Its sign code separately permits A-frame or sandwich-board signs in the C-1, C-2, SA-1 and SA-2 districts.
The A-frame must remain outside the street or roadway and may not exceed six square feet. That is a real constraint on layout: six square feet is a short message, so it suits restaurant specials, retail promotions, daily offers, appointments, events, pickup directions and new-business announcements, while the permanent storefront sign stays focused on identification.
Used together, a downtown business can run a main storefront sign, a projecting sign, a fabric awning, window graphics, door lettering and an A-frame, with each one solving a different visibility problem.

— Improvement District
Signs within Linden’s Special Improvement District are subject to more than the general zoning requirements. The City’s code requires written approval from the Linden District Management Corporation or its designee for signs within the SID, and that body may regulate size, style, design, color, composition, configuration and placement.
A sign can meet every dimensional rule in the code and still need to fit the design expectations of the district, so for SID addresses the design is prepared for the approval path rather than fabricated first. We want the detail early — the exact storefront, sign type, proposed colors, lettering, dimensions, mounting, existing signs, awning conditions and building architecture. Settling those before production keeps an approval round from turning into a refabrication.

Linden’s planning documents distinguish neighborhood commercial development from highway commercial development, with Route 1 serving the broader regional commercial market. That changes six things about the sign.
Route 1 & 9 is also an active redevelopment area. The 19S-R district at Route 1 & 9 and Stiles Street supports retail, services, professional and medical offices, hotels, convenience uses, mixed-use development, self-storage and grocery uses; other Linden redevelopment districts include Avenue C, Bayway and the Economic Development District around Linden Airport. A property under a redevelopment plan answers to that plan as well as the zoning code, which is why the exact address gets checked before dimensions are finalized.

A driver should reach the correct dock or receiving entrance without stopping at several wrong doors first. Because the L-I, L-1A and H-I districts apply the same attached-sign conditions used in the business districts, façade size and customer approach still govern the building sign on a large industrial property — alongside the freight entrance, road visibility, adjacent buildings, existing signs, mounting conditions, illumination and site circulation.
One scope note. Linden’s code includes freestanding and monument-sign provisions in some commercial and industrial districts, but we do not offer pylon or monument signs. Larger properties are made identifiable and navigable with wall-mounted building signs, channel letters, dimensional lettering, entrance graphics, door numbers, dock identification, directional and parking signs, directory systems and window graphics instead.

Linden’s code provides specific directory-sign rules for multi-tenanted developments in the C-1A and LI-B districts — and the directory and the directional sign do two different jobs.
The directory identifies the tenant; the directional sign is what gets the customer to them. That distinction matters on shopping properties, office campuses, industrial developments, medical properties and multi-building commercial sites, where the two are specified together.

— Tenant Changeover
A new business name does not automatically mean every existing sign component has to be discarded. Our first question is whether any of it is worth keeping.
We inspect those components before recommending complete replacement. A usable cabinet may only need a new face. An existing mounting location may support the incoming sign. An awning frame may be recoverable. A directory may need one tenant listing replaced. Warehouse door and dock identification often remains useful even when the occupant changes.

The City requires permanent signs visible to the public to remain in good repair. Signs that become excessively weathered, faded, peeled or cracked must be repaired or removed, and broken electrical signs must be repaired or removed. A failing sign in Linden is a code matter as well as an appearance one.
