What is usually already there
A usable cabinet may only need a new face. A directory may need one tenant listing changed. A suitable awning frame may be recoverable.

Because the area limit keys off the ground-floor façade, a large shopping-center building does not automatically give every tenant 40 square feet — the tenant’s own façade decides it, and the property criteria still apply on top. Before fabrication we need the address, zoning district, tenant frontage, ground-floor façade dimensions, proposed sign type and dimensions, window graphics, existing signs, illumination, the property sign manual and any landlord criteria. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

Hillsborough puts particular weight on consistent signage across multi-occupancy commercial and nonresidential properties. Where a manual exists, it usually settles the letter height, the construction type, the color palette, the font and the mounting before any artwork is drawn — and a sign designed without it is a sign likely to be reworked. So it is the first thing we ask for, alongside the address. On approved shopping centers the same logic applies through the ordinance’s common construction, font and color standards and its 36-inch letter cap: the constraints are knowable up front, and working inside them from the start is considerably cheaper than discovering them at approval.

Hillsborough treats permanent and temporary window signage as separate things with separate limits: permanent door and window signs are capped at 20% of the glass area, while temporary window signs may occupy up to 50% of each window.
That difference is useful once it is planned around rather than discovered. It means the glass has room for a seasonal campaign without the permanent identification having to shrink — provided the permanent material was specified to the 20% figure in the first place.
The storefront looks more organized when the temporary messaging is not competing with the permanent identification for the same glass — and when the promotion comes down, what is left underneath still identifies the business.
