Broadway includes Route 4 frontage and other commercial properties where the customer first sees the business through a windshield. That changes the specification before it changes the design.
Fair Lawn’s commercial design standards reinforce this: sign design should complement the building’s architecture through its materials, placement, form, illumination and relationship to the façade. The sign is placed against the storefront bays, windows, entrances, architectural sign bands and neighboring tenant signs — so the largest blank area of wall is not automatically the best location.

Commercial signs are regulated through §125-41 of the Land Development Code, and the limits change with the district. What one property is allowed is not what the property across the intersection is allowed.
Before fabrication we need the exact address, zoning district, tenant frontage, building façade, existing signage, proposed sign type and dimensions, letter height, illumination, window graphics and any property-owner requirements. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.
— Sidewalk Signs
The Borough amended its sign ordinance in 2024 to permit sandwich-board sidewalk signs in business districts — a route most neighboring towns do not offer. The rules are specific:
Because the board comes in and out every day and has to look finished doing it, printed A-frame graphics on a proper frame outlast paper taped to a stand. The sidewalk sign then carries the specials, appointments, new products, sales, daily offers, event information and entry directions — and the permanent building sign stays on identification.

In the OBS districts the exterior sign is fixed to the front-yard façade and cannot rise above roof level, so it can only do so much. The interior system does more of the customer-guidance work: building identification, entrance signs carrying the building number and customer instructions, lobby directories, reception signs, suite signs, privacy graphics for offices, conference rooms and treatment rooms, ADA identification, and wayfinding between entrances, offices, restrooms and departments.
Medical, dental and wellness practices serve visitors who have never been to the property. A patient identifies the building, finds the entrance, locates the office, reaches reception and then reaches the correct room — five decisions, each needing a sign. Consistent terminology across all five is what keeps the sequence legible, so a department is not named one thing on the directory and another on the door.
On multi-tenant properties the same logic applies across tenants rather than across floors. A property sign family — tenant wall signs, directories, suite signs, ADA signs, window graphics, door identification, parking and directional signs, replacement tenant panels — lets a new business fit into an existing system instead of introducing another unrelated sign style.

Fair Lawn’s zoning map includes restricted and general industrial districts, and the ordinance permits qualifying business-type signage there with business-identification signs placed on street façades. One wall sign rarely gives a visitor enough information once they are inside a larger commercial site.
Vehicle graphics carry the same identity off the property. For companies adding vehicles over time we keep the artwork, sizing and placement on file, so the fifth van matches the first rather than being redrawn from a photograph.

The permanent exterior sign has to stay identifiable from a distance, which limits how much it can say. Storefront glass and awning valances are where the detail goes.
Awning graphics count as signage. We fabricate new fabric awnings, replacement fabric and new frames where required, and inspect sound existing frames for recovering — but the proposed dimensions and lettering are reviewed with the rest of the storefront package rather than ordered separately after the wall sign is already up.

What is already mounted decides how much of the project is fabrication and how much is conversion, so the existing components are surveyed before anything is quoted as a replacement.
What you may inherit
A usable cabinet may need only a new face, a sound awning frame may be recoverable, existing mounting may work with the new sign and a directory may need one tenant panel changed. Other components come out because they are damaged, outdated, unsafe or unsuitable for the incoming business.

The permitted number depends on the property and zoning district. A 2026 B-2 application on Broadway identifies two wall-mounted signs as the permitted quantity for that particular project, with a variance requested for four.
Yes. Fair Lawn permits one sandwich board for businesses in business districts, with a second possible for a business fronting two streets. The sign may be up to two feet wide and three feet high.
The sign cannot reduce pedestrian clearance below 36 inches or the required ADA-access width, whichever is greater. It also has to sit within the business frontage, closest to the business rather than at the curb.
No. Fair Lawn requires the sign to be removed when the business closes, and prohibits attaching balloons, streamers or banners to it.
Not in the Office and Business Service districts. Permitted exterior signs go on the façade of the principal structure facing the front yard, and the top of the sign cannot extend above roof level.
