That density changes how signs have to work. The Borough’s zoning includes mixed-use districts where retail, service businesses, professional and medical offices, hotels, restaurants and residential development occupy the same property, with some mixed-use regulations requiring multifamily residential to sit above first-floor retail or service-commercial space. One building can hold street-level retail, restaurants, offices, residential entrances, shared lobbies, parking structures and several commercial tenants at once.
The storefront sign is the first part of the package, not the whole of it: the customer still has to find the correct entrance, lobby, elevator, floor and suite. Edgewater’s mixed-use design standards give this weight. The Borough calls for ground-floor commercial properties to work at human scale — windows, doors, columns, awnings, canopies and signs together — and expects multi-tenant buildings to vary storefront treatments between ground-floor tenants. The sign is placed against the storefront bays, entrances, neighboring tenant signs and upper-floor architecture, so the largest blank area of wall is not automatically the right place for it.

Article XVIII of the Borough’s Land Use and Development Code sets sign provisions for the B-1, B-2, B4, MXD-1, MXD-2 and MXD-3 districts. The limits key off the frontage the individual business occupies, not the width of the building.
Accurate tenant-frontage measurements therefore come before artwork. In a multi-tenant River Road building the full building width is not the available sign width for one business.

Edgewater permits canopies, awnings and perpendicular signs to extend over pedestrian areas subject to the clearance and placement requirements above. What the awning rules change is where the graphics go: lettering belongs on the valance, at up to 75% of its width, with letters no taller than six inches on a valance no more than a foot high.
The full awning face is not available for oversized graphics, so the frame, valance depth, clearance and storefront width are worked out together. We fabricate:
Existing frames are inspected before reuse. Perpendicular signs are permitted in applicable nonresidential districts under the same clearance framework, and suit businesses close to the sidewalk or within a row of tenants — restaurants, cafés, salons, specialty retail, professional services and ground-floor offices. At walking speed a short business name or a recognizable logo reads; a dense list of services does not.

Qualifying window signs may cover up to 30% of the total window area on which they are placed. That is a workable amount of space, and it goes further when the main storefront sign is already carrying primary identification and the glass is treated as supporting surface.
Privacy film is worth settling early on the River Road properties. A glass frontage that suits a retailer can leave a medical or professional tenant needing coverage across most of the same glass, and coverage film is planned differently from display graphics.

Outdoor dining is where the ordinance narrows things. Edgewater restricts signage inside outdoor café areas: the local code generally allows signs on awnings that comply with the Borough’s sign ordinance, rather than allowing unrelated additional signs throughout the café area. The storefront and awning package is therefore settled first, and the outdoor dining graphics are planned within it rather than added afterward.

Edgewater requires a sign permit, and the application asks for applicant and property-owner information, owner consent where applicable, a scaled sign rendering, sign composition, colors, dimensions, elevation above grade, lighting, the property address, existing signs, proposed sign information and the attachment method.
A replacement sign may receive administrative approval when it stays within the permitted physical limits and complies with the current ordinance. Noncompliant signs, and certain changes connected with occupancy or ownership, may require review by the appropriate approving authority — which is why the condition of the sign already on the building matters when a new tenant takes over.

Very little on a River Road property arrives empty. What is already mounted decides how much of the project is fabrication and how much is conversion — so it is surveyed before anything is quoted as a replacement.
An existing mounting location may work for the new sign, a sound awning frame may be recoverable, a directory may need one panel changed, and existing electrical infrastructure may support new illuminated letters. Other components come out because they are damaged, outdated or unsuitable for the new business.
