Customers arrive on foot, by train, by bus, from nearby parking, from local traffic and from adjacent streets, so a storefront gets several chances to identify the business. The package works when those five surfaces have separate jobs rather than repeating the same name five times.

Bloomfield Gives Commercial Wall Signs a Clear Size Formula
The ordinance sizes a wall sign from the ground-floor façade the business occupies, then caps it in square feet — and the cap changes with how far the building sits from the right-of-way.
- Wall signs. Up to 10% of the ground-floor façade area devoted to the business, or 48 square feet, whichever is less.
- Set back more than 20 feet. For signs more than 20 feet from the public right-of-way, the cap can rise to 10% of the ground-floor façade or 70 square feet, whichever is less.
- Projection. Wall signs may project no more than six inches from the building.
- Multi-tenant buildings. Where several businesses have separate public entrances, each may have its own wall sign — but the signs must use similar illumination and sit within an architectural sign band or at the same height.
- Window signs. Limited to 20% of the ground-floor window area of the establishment.
- Window placement. No higher than half the window height, or five feet above grade outside the window, whichever is lower, with lettering and numbers limited to four inches.
- Door information. Basic painted or applied street address, business name and operating hours are separately permitted within the lettering limits.
- Building directory. Beside the entrance, projecting no more than six inches, on a signboard no larger than three square feet, with one square foot per tenant.
- Restaurant menus. Restaurants and cafés may use an additional wall-mounted menu display under defined conditions.
- Lighting hours. Sign lighting must be off no later than 30 minutes after the business closes, subject to separate residential-zone limitations.
- Prohibited effects. Animated, revolving, blinking, flashing, flickering and similar formats are not permitted.
- Permit required. Commercial and office signs covered by the nonresidential provisions need a sign permit.
The two-part wall-sign formula is what makes accurate frontage measurement matter: a business occupying part of a multi-tenant building calculates from its own ground-floor façade, not the building’s. Bloomfield’s zoning also includes redevelopment districts and overlay areas, and the Township continued adopting land-use and redevelopment ordinances through 2026. The application is filed by you or your landlord. We assist with permits; we do not file them on your behalf.

Projecting Signs Suit Storefronts Close to the Sidewalk
Bloomfield permits projecting signs under a specific set of conditions, and they are worth knowing before one is designed:
- Setback. The building must sit no more than five feet from the public right-of-way.
- Signboard area. Limited to four square feet.
- Projection. No more than 12 inches from the wall.
- Clearance. At least seven feet above the ground.
- Copy size. Lettering, numbers and graphics limited to eight inches high.
- Quantity. Generally one projecting sign per building.
Four square feet with eight-inch copy is a small canvas, which settles the design question before it is asked: a short business name, an icon or a logo reads at walking pace, and several lines of services do not. These signs earn their place on restaurants, boutiques, salons, cafés, professional services, specialty retail and any business working with a narrow storefront where the wall sign alone is easy to walk past.

Bloomfield Awnings Are Canvas, and Never Internally Lit
The ordinance permits awning and canopy signs for ground-floor uses, with detailed rules covering size, graphics, construction and mounting. Two of them decide how the awning gets built rather than how it looks:
- Canvas construction. Non-marquee awnings are required to be made from canvas.
- No internal illumination. Internally lit awnings are prohibited, so lighting has to come from elsewhere on the storefront.
- Alongside another sign. Lettering and graphics stay on the valance, occupy no more than half the valance area, and are limited to four-inch lettering.
- As the only sign. Where the awning is the establishment’s only sign, the name and logo may appear on the upper face, subject to its separate area limits.
That last pair is a genuine decision rather than a technicality. An awning carrying a four-inch valance line next to a wall sign is a different product from an awning doing the identification on its own, and the two are not interchangeable after fabrication. Bloomfield Center Adds a Second Layer to Storefront Design
The downtown has its own redevelopment framework. The Township maintains separate Phase I and Phase II redevelopment plans for Bloomfield Center, and the Phase II plan specifically addresses storefront and signage design within the Bloomfield Center Redevelopment District.
That plan still points businesses back to the Township’s general sign ordinance — it does not replace the dimensions — but it also calls for signage and storefronts to reflect the character of the downtown’s different place-making areas. A project there is measured against the general sign code, the redevelopment-plan requirements, the existing storefront architecture, the sign band, the window configuration, the awning conditions, the neighboring tenant signs and the building ownership requirements.
Public investment continues alongside it. The Lackawanna Station Improvement Project covers pedestrian and vehicle wayfinding signs, accessibility improvements, streetscape work and signage directing visitors toward downtown destinations and parking — which is a fair description of who the storefront has to catch. A customer arriving by train or walking from parking meets the storefront differently from one pulling into a suburban lot, and the sign has to work for both.

Bloomfield holds professional offices, healthcare businesses, financial services, real estate companies and legal practices operating inside shared properties, where the business may be on the second floor and effectively invisible from the street. The ordinance provides for exactly that: a wall-mounted building directory beside the entrance, projecting no more than six inches, on a signboard no larger than three square feet, with one square foot per tenant.
One square foot per tenant is not much, which is what makes the directory a building decision rather than a tenant decision. A coordinated package runs from building and tenant identification through the directory, reception signs, suite signs with room numbers and departments, privacy film for conference rooms and medical spaces, ADA identification, and directional signs connecting entrances, stairs, elevators, offices and common areas.
Built as one system with replaceable tenant components, the building keeps a single orderly directory instead of accumulating unrelated signs around the entrance every time a tenant changes.

Moving Into an Existing Bloomfield Storefront?
